FINANCIAL: As at the end of the first month of the new budget year, July 31, 2014, the (budgeted versus actual) showed revenues $16,219,684 (8.48%) of the budgeted amount and total expenses $15,470,138 (7.22%) of the budgeted amount. CLUBHOUSE MANAGEMENT: We have received very positive feedback on the operation of the pools this summer by Elite Pool & Fitness Management. Due to this positive feedback we have contracted Elite to manage the complete clubhouse operations for the next year. We anticipate that the operations will be running in a very professional manner with the introduction of new social programs and activities. I will have more information regarding the club in future articles. STAR /TAX ABATEMENTS You will see the 2013/14 STAR and co-op tax abatement credits reflected on your September 2014 maintenance statement. Unfortunately, due to the fact that New York City was constantly updating its abatement numbers, we had to postpone the issuance of these credits from the regular time period of May. LAUNDRY MACHINES: Hopefully, by the time you read this all of the new washing machines and dryers will have been installed. One issue we had was that the doors to the dryers were opening in the wrong direction towards the entrance way. This error should be rectified by the time this paper goes to print. Additionally, Coinmach will be installing bases under the dryers to raise the level of the dryers for ease in loading and unloading. This will be done as soon as the bases come into stock in the near future. I hope that everyone likes the state-of-the-art, highly efficient new washing machines which have a larger capacity and additional wash choices. CEMENT WORK: We are very pleased with the way the cement replacement program is progressing. B#23 has been completed and, by the time you get this, B#25 will also be completed. The workmanship by Sal Salamone is excellent and everyone has had great praise for the finished job. We will be continuing the cement replacement program and hope to do at least two more buildings before the end of this year. Thereafter, the program will continue into the next years until all buildings have been completed. If you have not already done so, please come to #B23 to see the finished product. I am sure you will be very pleased at what you see and, hopefully, we will be able to continue this project based on our budget allocation. LOBBY DOORS: We recently replaced six lobby doors under a program that just commenced. We plan to replace a set amount of doors each year going forward based on immediate need and until all buildings have been completed. The board is always looking to do as many major projects as the budget will allow and, hopefully, in the near future we will be addressing the upgrading of the interior hallways.
