PRESIDENT’S
REPORT:

As I write this we are in the midst of our first summer
heatwave. I hope everybody is enjoying the pool and, as
usual during these high heat days, we keep the pool open
an extra hour in the evening. I hope that by the time you
read this, the temperature will have come down to a normal
range in the 80’s.
Annual Financial Meeting:
The Annual Financial meeting of Le Havre Owners
Corporation took place on June 28th in the clubhouse.
Unfortunately, due to the inclement weather conditions
we had to hold the meeting indoors. I spoke about the
upcoming budget year and the overall financial condition
of the co-op. I touched upon the reasons for instituting an
elevator assessment. I also spoke about the reasons for the
maintenance increase of 2.15%, which is mainly due to
real estate tax and labor increases.
There was a question and answer period and I believe
most of the attendees were satisfied with my explanations.
Approximately eighty people attended and, hopefully,
in the future we can get a better turnout since
this is your co-op and every shareholder should
be informed as to the operations of it. For more
detailed information, please see the article about
the meeting in this issue.
By the way, if you were unable to attend the
meeting but would like a copy of the handouts,
please stop by the Management Office or call
the office at (718) 767-7400 and a copy will be
dropped by your door.
Financial:
The 11 months ending May 31, 2018
(budgeted versus actual) showed
total revenues of $15,857,307
(93.66%) of the budgeted amount
of $16,930,059 and total expenses
of $14,480,510 (89.49%)
of the budgeted amount of
$16,180,513 as reported by our
accountants. The positive variances

were due to higher unit sales, unexpected patronage
dividend, savings in utilities and real estate taxes.
Hallway & Lobby Project:
The hallway and lobby upgrade project is progressing
nicely. As I write this, the contractors have been working
on B#1 – 12. There are different segments of work going
on in the various buildings such as painting, wallpapering,
lobby tile replacement and finally carpeting in the
hallways. The feedback so far has been very positive and
everybody is welcoming the upgrade work, since the hallways
and lobbies have not been upgraded for more than
twenty years. As I have stated previously, the completion
of this project will greatly enhance the property and will
increase the value of your investment.
In addition, new mailboxes are being installed at a very
quick pace and by the time you read this the installation of
all mailboxes will be completed. Again, the feedback on
the mailboxes has been extremely positive in
that they are much larger than the old ones
and that the beige color blends in with
the décor of the new lobby tiles.
Cement Work under the
Buildings:
The cement replacement work
under Building #28 is progressing
well and should be completed by the
middle of July. B#24 will be commenced
immediately thereafter and
B#18 should be commenced by the end
of August.
B32 Roof:
I am pleased to report that the
roof replacement work on
B#32 has been completed.
