PRESIDENT’S REPORT:

It looks like summer is just about here and the pool is open
for your enjoyment. I hope that all club members will be
enjoying the pool and the rest of the amenities throughout
the spring / summer season.
Financial summary:
The 10 months ending April 30, 2019 (budgeted versus
actual) showed total revenues of $14,473,306 (82.59%)
of the budgeted amount of $17,524,297 and total expenses
of $13,878,370 (83.35%) of the budgeted amount of
$16,649,827 as reported by our accountants. The negative
variance is due to timing differences of heating (winter
months), seasonal pool income and maintenance, payroll and
payroll related costs.
SHAREHOLDER MEETING:
As you are aware, Le Havre Owners Corp. will hold its
Annual Shareholder Budget & Finance meeting on the
deck of Pool #2 (by the clubhouse) on Thursday, June 27,
at 7:30PM. I am urging all shareholders to attend this very
important meeting when we will introduce the budget for the
upcoming year and advise on any changes in the monthly
carrying charges.
It is incumbent on all shareholders to attend this very
important meeting so that they are fully informed of the
finances and the financial condition of their co-op. Receiving
the financial information and explanations from the professionals
at this meeting will prevent shareholders from having
to call the Management Office at a later date.
HALLWAY & LOBBY PROJECT:
We are coming to the end of the hallway and lobby project.
As of this writing, the wallpapering and carpet installation
has been completed in all buildings. The installation of carpet
base is continuing with about nine buildings remaining
to be done. The peepholes / door chimes are being
installed with about twelve remaining to be done. The
stairs in the stairwells are being painted as I write this.
Hopefully, the entire project will be done within the
next 4-6 weeks.
SEAWALL:
The seawall project has finally been approved by the
governing authorities and we are waiting for the Army
Corps of Engineers to issue the permits. The project
should be commencing by the end of June or early July.
CEMENT WORK:
The walkway by the Management Office and clubhouse
has been completed and the ramp and stairway to
the club entry way is being fabricated. The
manufacturing work will take some
weeks to complete and upon completion,
it will be installed in a
timely manner. Work will commence
on the cement under
B#30 on June 3rd and B#12
and B#14 will be completed
thereafter.
