GREENBERG, CPA By the time you read this article, Pool #2 will be in full operation and I am hoping that, at this juncture, everyone is enjoying the warm weather and the pool. Additionally, I hope that you like the new chaise lounges and chairs that we purchased prior to this season. So far the feedback has been positive in that the chairs appear to be very comfortable, and I hope you are enjoying them. Financial: The 10 months ending April 30, 2016 (budgeted versus actual) showed revenues of $13,448,754 (82.45%) of the budgeted amount of $16,310,670 and total expenses of $12,554,819 (80.68%) of the budgeted amount of $15,561,124 as reported by our accountants. As I mentioned at the recent Captains Meeting, we will be doing several projects to improve the buildings which will add to your quality of life at Le Havre and also increase the value of your apartments. Lobby Doors: The first project is the continuing program of lobby door replacement. This year we will be installing seven (7) doors, and the project will continue until all lobby doors have been replaced, hopefully by the end of 2017. Cement Replacement: We will be replacing the cement work under four buildings this year beginning with B#29 around mid-June and then B#16, B#17 and B#3. The project will run from approximately mid-June until mid- October. At the end of this year we will have replaced the cement work under eleven buildings and will continue each year at the rate of 3–5 buildings per year, as our budget allows. Parking Lots: The parking lot repair/resealing and restriping project will commence on June 13, weather permitting. This work is necessary every other year to seal the asphalt after the wear and tear of the salt, snow and ice conditions of the winter. In addition we also do minor repairs where necessary. This work should take 1–2 weeks depending on the weather conditions. Notifications will be sent out accordingly. Hallways/Landings: The last project that I would like to discuss in this article is the renovation of our hallways/ landings. We are presently consulting with an interior designer to give us some ideas as to how to proceed. This will be the biggest project undertaken since the façade and roof project years ago. We also intend to do some refurbishing work on the lobbies. As we get more details on this project, further information will be forthcoming. In closing, I am hoping that the undertaking of all these projects will not only enhance your quality of life but also really spruce up the development and increase the value of your apartments.
