PRESIDENT’S REPORT:

Welcome to Spring which, I think, is
one of the nicest times of the year at Le
Havre. The Tennis Courts have already
re-opened and we are looking forward
to the opening of our pools starting on
Memorial Day weekend.
CLUBHOUSE:
As I write this, the membership drive
will be commencing and be aware
that you must register for the 2019 /
20 year in order to have access to all
of our facilities. Speaking of which,
as many of you may know, we have
hired a new Management company to
run our facilities – URBN Playground.
They are working to bring new life
into the club with some new ideas for
our pools, gym and social events. We
are hoping that this revitalization will
reach out to residents who have not in
the past become members. You may
have seen the flyer already with some
of the upcoming activities for adults
and children, and they are also planning
swimming lessons, specific events, barbeques
and summer parties. To those of
you who have not already done so, we
urge you to come down and meet our
new club manager, Amber Vaccaro.
CONCESSION:
I would also like to introduce Andre
Drepaul and Savi James who have
undertaken the job of running our food
concession. In our interviews with
them, they seem to be very proactive
in their running of the facility and they
hope to be open for business by the
3rd week in May, if everything goes
smoothly. We are impressed by their
positive attitudes. In fact, one of them
will be doing the cooking and the other
one doing the management and service,
so it appears that they are going to be
very hands on. We wish them good luck
in the upcoming months.
FINANCIAL SUMMARY:
The 9 month’s ending March 31,
2019 (budgeted versus actual) showed
total revenues of $12,991,336 (74.13%)
of the budgeted amount of $17,524,297
and total expenses of $12,583,648
(75,58%) of the budgeted amount of
$16,649,827 as reported by our accountants.
The negative variance is due to
timing differences of heating (winter
months), real estate taxes, seasonal
maintenance, payroll and payroll related
costs.
HALLWAY & LOBBY PROJECT:
We are in the final stages of the
carpet installation with four buildings
left to go. The contractors will be commencing
the painting of the lobbies in
the last 10 buildings very soon. The
peephole installation project is ongoing
and the final part of the job will be the
painting of the stairs. We expect this
entire job to be completed by the end
of June.
CEMENT WORK:
We will have commenced the
replacement of the clubhouse ramp
and the cement outside the entire
Management building by the time you
read this. The contractors will continue
on and replace the cement under the
adjoining building (B30). Thereafter,
the cement under B#12
and B#14 will be
replaced since
those buildings
are most in need
of the work.
