PRESIDENT’S REPORT:

It appears that the weather is improving
and, hopefully, we will have
spring-into-summer weather very
shortly. As we get closer to the summer
season, I would like to make
everyone aware that the tennis courts
have opened as of April 28th and
we are approaching the time of year
when we have the official sign-up for
pool and club membership. Everybody
should have received the Amenities
Membership Booklets at this time
which include some revisions as follows:
• No food from outside establishments
can be brought or delivered to
the pools or clubhouse.
• As of last year, no smoking is permitted
in the vicinity of the clubhouse
or the pools.
• Memberships can only be purchased
by shareholders who are current
on their monthly maintenance payments.
• If you own or rent an apartment
at Le Havre and wish to use the amenities,
you must purchase your own
membership. Shareholders or lease
holders cannot come in as the guest of
another apartment owner.
For a complete list of these revisions
please refer to the 2018/19 booklet.
At this occasion I would like to
review some of the major projects that
Le Havre Owners Corp., has undertaken
over the past five years and I want
to emphasize that all of these projects
were completed without any additional
assessment to the shareholders.
• Gas Conversion: $2,700,000
• LED Lighting Upgrade: $200,000
• Lobby Doors: $144,000
• Cement Under the Buildings:
$1,500,000 (17 by the end of this year)
• AM&G / Façade Maintenance:
$385,000
• Gym Upgrade: $20,000
• Hallway & Lobby Upgrade:
$1,800,000
• Sea Wall: $275,000 (to commence
shortly)
The above projects have cost us over
seven million dollars ($7,000,000). I
am very pleased that we are able to do
these major improvements,
which enhance our property,
keep it in good and safe
condition, and increase the
value of your apartments.
The Hallway & Lobby
project commenced on April
2nd with the first group of buildings
(B#1 through 4) being worked on
simultaneously. The prepping, repair
and painting of the entire building
should be completed early in May. We
have been recently advised that the
lobby tiles are not expected to arrive
until early June and the hallway carpeting
until late June. Therefore, the first
eight buildings being done will see a
break in the work for a few weeks due
to the unavailability of the carpeting
and tiles. Early in June, the lobby tiles
will be installed and the hallway carpeting
towards the end of June.
The next group of four buildings (#5,
6, 7 & 8) is tentatively scheduled to
commence on May 7th.
We are no longer planning to offer
residents the option of changing out

their door locks at their
expense. We realize now
that many residents have
taken it upon themselves
to replace the bottom lock
on their apartment doors,
which means there are many
different types of locks installed,
making it impossible for us to come up
with one standard replacement lock or
price. We will be replacing the doorbells
and peepholes on every door.
Financial:
The 9 months ending March 31, 2018
(budgeted versus actual) showed total
revenues of $12,906,726 (76.24%) of
the budgeted amount of $16,930,059
and total expenses of $11,999,637
(74.16%) of the budgeted amount
of $16,180,513, as reported by our
accountants. The positive variances
were due to higher unit sales, an unexpected
patronage dividend, savings in
utilities, and real estate taxes.

MANAGEMENT CORNER

Spring is in the air, the daffodils are blooming,
the days are longer and there is the anticipation
of nice summer days and much awaited yearly
vacations ahead for many. The tennis courts
have been prepared for the season and
will be opened by the time this paper
gets published. Pool #2 has already
been prepared for the summer season
and Pool #1 will be prepared
within the next week or so.
In an effort to cut down on
paperwork, we are asking everyone
that reads this article to please email
Christine Romero at cromero@lhocorp.
com so that she has your email address on file. I
know that some people (not many) have already
submitted this information on the “Phone Tree”
sheet; however, we would greatly appreciate
your still taking a couple of minutes to email her.
Christine is trying to compile a group email list
for all bulk notices going forward which will cut
down a lot on material and labor. You will still
get all of the regular notices placed by your door,
but in the event that your Window Guard notice
or Insurance documentation is not received in a
timely manner, Christine will be able to email a
reminder which seems to be more effective than
mail by the door. Sometimes she ends up having
to send six or seven reminders for Window
Guard forms and insurance documentation which
takes her away from other very important work.
Management is happy to welcome a new staff
member, Diana Sholomova. Diana has taken
over the Accounts Payable/Receptionist position
from Stacy Rampotis, who left to pursue other
employment.
We also welcome Daniel Littell who will
be replacing Nick Santo as Clubhouse
Manager from the beginning of May
onwards. We shall miss Nick, but
since he will be remaining in the
employment of Elite Pool & Fitness
Management, he will be available in a
supervisory position and will still visit
our pools occasionally.
Internet/Phone/TV Service: If you are planning
on changing the provider of these services,
please make sure that the Maintenance
Department is notified at the time the wiring is
being done. It is important that a staff member
instructs the technician on the proper way to run
the wires into the apartment so as to avoid damage
to the hallway wallpaper.
B#32 is in the process of having its roof
replaced as a result of the recent Nor’easter
which brought a lot of inconvenience to many
residents. The much-awaited Hallway & Lobby
renovation project is underway, the cement work
under the buildings will resume in June, and the
repair work on the seawall by B#32 will start
very soon. And, as always, Le Havre will be
alive with activity with the various projects in the
various buildings.
