GREENBERG, CPA The weather is fi nally nice and spring is here with pleasant temperatures and improved weather which also means that we have opened our tennis courts and, before long, our pools will be opening. Gas Conversion Project: I am pleased to announce that we have contracted with Hess to oversee our gas conversion project which will be commencing immediately. We have received word from Con Edison that they will piping in gas mains throughout Le Havre in order to bring in gas to all 32 buildings. We have chosen Effi cient Combustion & Cooling Corp., to do all the contracting work which includes upgrading our boiler rooms and replacing our burners with duel fuel burners which will enable us to burn oil or gas after fi ve years. We must use gas only for the fi rst fi ve years which is Con Edison requirement in return for them bringing in the gas lines at no charge to the coop. As I stated in the past, this project will not affect our budget line item for fuel and we will be able to see this project through without any additional cost in our budget. This will enable us in the end to have new and effi cient equipment on our boilers and, as a bonus, we will be able to fi le for NYC J51 abatements which will reduce our real estate taxes over 10 years based on the cost of the project. Just to summarize, this project will not only enhance our boiler equipment to make it more effi cient but it will also extend the life of our boilers with no additional budgetary constraints. Financial: The 9 months through March 31,2013, budgeted versus actual showed revenues $11,681.962 (74.35%) of the budgeted amount) and total expenses $10,901,865 (72.86%) of the budgeted amount as reported by our accountants. Cameras: We have just about completed the installation of security cameras on every building throughout the complex. We hope to utilize these cameras as a deterrent against any future vandalism and, thereby, save money in replacing glass and other fixtures around our buildings. Intercoms: Regarding the intercom panel replacement project I am happy to report that we now have 20 buildings completed and are moving towards getting the remaining 12 done in the very near future. Other Projects: Now that the warmer weather is here we are looking at hiring contractors to do the cement work in the entry ways to our buildings and also towards the resealing of the parking lots. These projects will be commencing as we continue through the spring. You should have received by now the annual pool package that was sent to all shareholders. Please read this carefully as it gives you rules and regulations and also instructions on how to obtain membership. Clubhouse: If you have a chance you should try to come down to our clubhouse to see the new porcelain tile fl oor that was recently installed in the main area. My opinion is that it looks fabulous. We are also replacing the administrative desk and are in the process of purchasing new furniture. We are thankful that we were able to have the Army Corp. of Engineers clean up the toxic waste that washed ashore due to super-storm sandy. This entire clean up was at no cost to Le Havre and we are grateful that this has been accomplished despite any adversarial attempt to prevent it from happening. If in fact it was not cleaned up, most likely we would not be able to open pool #2 due to all the debris around it, besides which with the onsite of the warmer weather it would have been a health hazard to all the adjacent buildings, to the concession and to the entire complex. My name is Lori DeStefano. I am honored to be a newlyappointed member to the Board of Directors at LeHavre. My husband, my son and I have been residents of LeHavre since 2003. I have served on prior boards at LeHavre and as a member of our Budget and Finance Committee. It is a privilege to participate in this capacity again and work with our current board. I know that this service comes with many challenges and I will make the best interests of our community my highest priority. Through my experience in the business world, I have learned how to meet and exceed expectations by developing fi nancial models that work. I have assisted in managing budgets and forecasts throughout my career and positioning a company for fi scal stability and greater marketability. I commit to use this experience to assist in establishing the same success at LeHavre. My past experience as a member of the Board has given me an opportunity to meet so many wonderful neighbors who care deeply about our community.
