As I write this article the weather
$16,180,513 as reported by

our accountants. The positive
we will not see any more snow for
variances were due
the duration of the winter, and I look
forward to nice, comfortable spring
weather.

The 7 months ending January 31,
2018 (budgeted versus actual) showed
total revenues of $10,153,083 (59.97%)

and total expenses of $9,262,847
(57.25%) of the budgeted amount of
to higher unit sales,
unexpected patronage

Lobby & Hallway
Upgrade:
We are in the process
of finalizing all aspects
of the Hallway and Lobby
project. By the time you read
this, we should have a
rendering of the project
displayed in the clubhouse
with samples
of the materials chosen
for the project.
There will be tile,
carpet and wallpaper
samples for residents
to view.
I am hoping that you
will be very pleased with
what the Interior Designers have chosen
for the hallways and lobbies renovation.
We look forward to any comments
and feedback that you may have
in this regard and will be providing a
box in the clubhouse for the purpose of
collecting same.
Cement Work Under the Buildings:
The next phase of the cement replacement
work under the buildings will
commence in late in May or early June.
Once we have selected the buildings
to be completed this year, you will be
advised accordingly.
Thank you as always for your continued
support.

MANAGEMENT CORNER

****IT’S THE LAW****
WINDOW GUARD FORMS - URGENT REMINDER
New York City law requires residents
living in buildings with
three or more apartments to
complete a Window Guard
form each year and return it to
the Management Office. This
form should be returned by the
last day of February each year.
If a resident does not return this
form, the cooperative is required to send
a staff member to visit the non-compliant
apartments to determine if children live
there.
As of this writing there are still approximately
250 residents that have ignored our
prior requests. We run into this problem
every year and we find that some apartments
only cooperate when we tell them a fine will
be incurred. This is not something we ever
want to do. However, sending repeat notices
to hundreds of apartments incurs a lot
of unnecessary expense and having
to give access for an apartment
inspection is an inconvenience
to residents.
I hope that by the time this
paper is distributed, forms will
have been received from all apartments.
To those of you who have not
still complied with this law, we ask that you
do so immediately to avoid penalties against
your account.
If you have misplaced the form, or if you
are not sure if you have returned it, please
call Christine in the Management office at
(718) 767-7400 for a replacement form or
to check on the status of your form. You can
also email her at cromero@lhocorp.com.
Our thanks and appreciation to all those
residents that have already complied.
