This time of year at LeHavre is a time for resuming all outdoor work and improvements. We should be commencing the cement replacement project at the building entry ways as soon as the weather starts to warm up, probably end of March/ beginning of April. Intercoms: We have begun the installation of intercoms at six buildings and hope to have the remaining buildings done over the next couple of months. We had hoped to have the installation completed by now but the installer ran into diffi culties getting the panels supplied to him. Cameras: The security cameras, as promised, are in the midst of being installed by our Maintenance Department employees. The in-house installation work is progressing nicely and we hope to have the job completed in a few months. Financial: The 6 months through December 31, 2012 budgeted versus actual showed actual revenues $9,074,849 (57.75%) of the budgeted amount) and total expenses $8,171,728 (54.61% of the budgeted amount) as reported by our accountants. Snow Cleanup: I would like to thank our maintenance crew, Piotr, Charlie, Anthony, Roman and our Maintenance Department who were in the forefront with the last snow storm which left us with 12 inches of snow. It was cleaned up in a quick and effi cient manner and an excellent job was done as usual. Concession: We are pleased to announce that Logan’s Café in the clubhouse is offi cially open and we have been getting good feedback so far. I hope that residents will patronize the café which is a good convenience for all of us. Gas Conversion: We are progressing with the gas conversion project. At this juncture the engineer has drawn up specifi cations and we are about to go out to bid. We still have to get together a package to see what the fi nal cost will be to the co-op and if it will be in our best interest to do the conversion project. GREENBERG, CPA Fighting – and winning On behalf of the LeHavre co-op shareholders and Board of Directors, I would like to sincerely thank State Senator Toby Stavisky and Assemblymember Edward Braunstein for their relentless battle against New York City to fight the massive tax increases that threatened LeHavre’s residents. As you know, our co-op, as well as cooperatives across northeastern Queens, was facing an unequal tax burden for years, especially when compared to the more favorable taxes for surrounding private homes. This crisis reached its peak last year when the city finance department notified us and many other co-ops of the sizeable tax increases. LeHavre was facing a 122% real estate tax increase, while private homes enjoyed a 6% yearly cap on the same taxes. In addition, LeHavre faced the loss of a J51 tax reduction and yearly abatement, which most co-ops re-capture to avoid maintenance increases. To combat these injustices, the Queens Co-Op council was formed. Today, this organization represents more than 100,000 co-op owners. With this united strength, support from our local politicians and dedicated shareholders who took part in demonstrations, we were able to successfully fight City Hall. Stavisky and Braunstein succeeded in convincing the Senate, Assembly and Governor Andrew Cuomo to sign off on a more favorable program that would actually increase our own savings from 15% to 28% over the next two years. Though we are still not on equal footing with neighboring private residences, we are in a far better situation and will be saving a great deal of money.
