PRESIDENT’S REPORT:

Now that the Holidays are over, I
hope everyone had a joyous holiday
season and again I would like to wish
everyone a Happy & Healthy New Year.
Financial:
The 6 months ending December 31,
2019 (budgeted versus actual) showed
total revenues of $9,029,365 (50.23%)
of the budgeted amount of $17,975,065
and total expenses of $8,439.427
(49.71%) of the budgeted amount of
$16,975,670 as reported by our accountants.
The positive variance is due to
more timing differences of heating
(winter months), administrative, seasonal
maintenance and pool expenses.
Exterior Signs:
We have received the exterior building
signs and plan to install them during
the springtime. We will also be installing
lights on the signs to make them
more visible during the nighttime hours.
Gym Equipment:
We have recently replaced 3 treadmills
and two ellipticals in the gym with
new state-of- the-art pieces. We hope
these five new machines will really
enhance the gym.
Cement Work Under the Buildings:
As you are aware this project stops
during the winter months and will be
resuming in June.
MTA / BUS REDESIGN:
Recently the MTA released a preliminary
proposal redesigning the entire
Queens local and express bus systems.
At first glance, this redesign looks atrocious
to most of us and makes no sense
to our residents.
• They are proposing to eliminate
the QM2 Express Bus and QM2 Super
Express buses.
• They are also proposing to eliminate
the QM32 Express Bus which will eliminate
all 3rd Avenue service to / from
Powell’s Cove Boulevard.
• They are proposing to replace the
QM2 and the QM32 with the QMT163
which will operate between Beechhurst
and 6th Avenue in Manhattan. However,
they are proposing to eliminate the offpeak
service including no express bus
service on Saturdays or Sundays.
• They are proposing to eliminate the
Q15 and Q15A buses from Powell’s
Cove Boulevard and 166th Street and
replacing them with one line of buses
(QT65) going to Jamaica, Queens, which
is totally inconsistent with our needs.
• There will be a bus
to Main Street, Flushing
(QT49) but this bus will
not go by Whitestone and
instead will go via Utopia
Parkway and Northern Blvd.
This will only run during peak
hours and no weekends.
• Beware there will be no local
bus service between our area and the
Whitestone Village or the 154th street
shopping center.
• Beware that these service schedules
will not provide any service to Flushing
except for weekday peak hours.
Also, when the service is available,
buses will run less frequently. As you
can see, the MTA has basically written
off the Beechhurst area as far as
decent bus service is concerned. They
have very little regard for all of our
residents including our senior citizens
and those with disabilities. It is very
important that everyone makes their
voice known to prevent this rescheduling
ever going into effect.
To date, the Boards of Le Havre,
Cryder Point, Cryder House, Wildflower
Estates, Towers at Beechhurst and
Clearview Gardens have met with State
Senator John Liu and Assemblyman
Edward Braunstein in
order to discuss what
course of action the residents
in this neighborhood
need to take in order to prevent
this proposed plan ever
going into effect.
There are also public meetings scheduled
for Thursday, February 20th at the
Korean Community Services, 203-05
32nd Avenue, Bayside and a second
meeting on March 18th at the Greek
Orthodox Church, 11-05 150th Street,
Whitestone. We urge all residents to
try and attend these public meetings in
order to relay to the MTA your dissatisfaction
to their proposed plan.
We will be distributing a petition for
all residents to sign in order to make the
MTA aware that we are not prepared to
accept these changes. I know that many
of our residents use our public transportation,
whether its local or express
buses. I am hoping to get full participation
from everyone. so as to make sure
that this plan never gets implemented. I
would also like to hear commentary and
thoughts from our residents on what is
going to be taking place.

LE HAVRE PROJECT UPDATE

Another of the many ongoing
massive projects has
just been completed at Le
Havre, that being the sea
wall by Building 32. I cannot
mention all of the people
involved with this job,
but without Margaret, Piotr and
Anthony, our accomplishments and
savings would be minimal.
In the past 10 years we converted
our heating fuel oil
to gas which took 2 years
to complete and saves us
approximately 25% on yearly
fuel costs.
The cement replacement
project under the buildings has
been ongoing for the past few
years and will be fully completed by
the end of 2022. This work, in addition
to the completed lobby and hallway renovations,
has enhanced our buildings and
significantly increased the value of our
apartments.
All these projects were taken on by
Stanley Greenberg and the Board of
Directors but were managed by Margaret
and Piotr. By not having to retain a paid
consultant to manage these jobs, the savings
is probably in the hundreds of thousands
of dollars.
All is not done, as our buildings need
constant attention, but after living here for
45 years, I cannot emphasize enough how
pleased I am with the work.
