PRESIDENT’S REPORT:

I hope that the winter remains mild
and that we will see an early warm up.
Financial:
The 6 months ending December
31, 2017 (budgeted versus actual)
showed total revenues of $8,714,320
(51.47%) of the budgeted amount of
$16,930,059 and total expenses of
$7,764,823 (47.99%) of the budgeted
amount of $16,180,513 as reported by
our accountants. The positive variances
were due to higher unit sales, unexpected
patronage dividend, savings in
utilities and real estate taxes.
Concession:
Now that our new café, Buona
Forchetta, has been open for approximately
two months, I have received a
lot of good feedback that the food is
excellent and that this is more in tune
to a regular restaurant. The fact that
the café is open every day of the week
until 10:00PM makes it easier for all
to enjoy a nice, delicious dinner. I am
hoping that those residents that have
not yet tried the food will give it a try
and they may be pleasantly surprised at
what they have to offer.

Lobby & Hallway Upgrade:
We have finally secured and
approved a contractor and interior
design team for the Hallway & Lobby
renovation project. We are working
with the decorators to finalize the
selection of colors for paint, carpet,
wallpaper etc., and we will be sharing
this information with shareholders
once we have same. We would like the
project to commence by April /May
with a completion date for all buildings
to be from 6 – 9 months from the
date of commencement. By this time

next year, we should be
looking at brand new
interiors in our buildings.
Once again, I would
like to remind residents
that the entire staff of
Le Havre Owners Corp., are
here to maintain our property and to
make Le Havre a wonderful place to
reside. Residents should be aware that
abusive behavior of any kind has zero
tolerance in the workplace in this day
and age. Therefore, we ask that residents
maintain a level of professionalism
towards our staff at all times.

Since I received so much positive feedback
from the TV reviews that appeared
in the last Le Havre Courier, I decided to
write a follow-up. My next top five favorites
include:
1. Godless – (Netflix) A great western series,
with Michelle Dockery and Jeff Daniels, that
takes place in a town of virtually all women.
2. Ozark – (Netflix) This drama is about a
family’s misadventures when they relocate to the
Ozarks, starring Justin Bateman and Laura Linney.
3. Taboo – (FX) Tom Hardy stars in this (what
else?) adventure series, set in the 1800’s, and he
does not disappoint.
4. Fear the Walking Dead – (AMC) This show
is actually a prequel to the series, The Walking
Dead, and tells the story of how the zombie
apocalypse began. If you are a Walking Dead
fan, you will enjoy this series.
5. Westworld - (HBO) This science fiction western
stars Anthony Hopkins, Evan Rachel Wood,
and Thandie Newton. With a cast like this, it’s no
wonder that it’s top-rated. The action takes place
in a western-themed adult amusement park where
all one’s fantasies can come true.
I don’t want to leave out the great series that
have come to an end, so, my top five series that
have had their finales include:
1. Dexter – (Showtime) The serial
killer that you love, starring Michael
C. Hall and Jennifer Carpenter.
2. Orphan Black - (BBC) Tatiana
Maslany kills as she plays multiple clones of
herself in this Canadian thriller.
3. The Closer – (TNT) This detective series
starred Kyra Sedgwick as the head detective of
the LA Major Crimes Division. The entire cast
was so lovable that upon its demise the following
series was created.
4. Major Crimes – (TNT) This series was a
spin-off of The Closer with the same great cast
of characters except for the head detective who
was played by Mary McDonenell. Sadly, too,
this series ended.
5. True Blood – (HBO) This dark, fantasy/horror
series has some great star power that includes
Anna Paquin, Stephen Moyer, and Alexander
Skarsgard. If you like vampires, werewolves,
shape-shifters and fairies, you will love True
Blood which takes place in the fictitious town of
Bon Temps, Louisiana.
Most ended series can be viewed on Netflix,
On Demand, and streaming services.

WINTER REMINDERS & HEAT RETENTION TIPS:
• Make sure all windows are fully closed and
locked.
• Keep the area in front of the radiators clear
of any furniture or items that may block the heat.
• Open window coverings (shades, blinds,
drapes) during the day time hours to allow sunlight
into the apartment.
• Run ceiling fans in the reverse position to pull
down warm air from the ceiling and allow it to
circulate throughout the room.
• Check all air conditioners to ensure that they
are not placed in the vent position as this will
allow cold air to flow into the apartment. If you
still feel cold air coming through the air conditioner,
installing an interior air conditioning
cover should eliminate the problem.
• Should you experience extreme loss of
heat, please contact the Maintenance Department
at (718) 767-6200. Once a heat complaint is
received by the Maintenance Department, an
employee must be allowed access to your apartment,
as this is the only way to determine what
is causing the problem.
