PRESIDENT’S REPORT:

I would like to wish all residents
of Le Havre a very
Happy, Healthy & Safe New
Year.
At this point, I would like to
give a brief review of the year
2021, a year that had many
ups and downs as we all know.
On the plus side, we completed
some new projects at Le
Havre starting with the opening
of the new playground
with swings by Building #27.
We continued our cement
replacement program of the
portico areas. By the end of
2021 we had completed 28
buildings in the program, leaving
4 remaining buildings to
be completed in 2022.
We had a change in the
clubhouse management
where we brought back Elite
Amenity Management whom
we had employed in the past.
Hopefully, this coming pool
season will run much better
than the previous one. With
regards to the amenities, we
were able to enjoy a fairly
normal pool season, without
the many limitations or restrictions
that were in place in
2020.
As far as the negative aspects,
I don’t have to go too far without
using the word “Covid.”
Towards the middle of the
year, we thought Covid was
almost over. Unfortunately, in
the last few months of 2021 it
spiked immensely due to the
new Omicron variant. Because
of this, we had to resume the
enforcement of mask wearing
and also enforce the vaccine
mandate. Hopefully, in 2022
we will be seeing a downturn
of the virus.
Financial
The 5 months ending
November 30th, 2021 (budgeted
versus actual) showed
total revenues of $7,360,916
(38.22%) of the budgeted
amount of $19,259,970 and
total expenses of $6,481,846
(33.65%) of the budgeted
amount of $19,259,970 as
reported by our accountants.
The positive variance
is due to the overall
seasonality of expenses.
Amazon
Deliveries
I am pleased to report that
Amazon will be commencing
a new system of package
delivery. Le Havre has agreed
to allow Amazon to install
a One-Click Access system.
It will entail having dedicated
Amazon-only delivery
people delivering packages
to Le Havre and utilizing no
third-party deliverers as in the
past.
Through Amazon’s new
One-Click Access System,
their delivery people will be

able to get access to enter
the Le Havre building lobbies
only when they have specific
deliveries to make. They will
enter the building and leave
the packages in the lobby.
Amazon will have much more
control over their delivery
people, be able to see how
many packages they are delivering,
monitor the amount of
time spent in the buildings,
etc. Furthermore, the package
recipients will receive a text
message once the delivery
has been made advising
them that their package(s)
is/are in the lobby.
Avo Grocery
Delivery Service
Just as a reminder,
Avo, the grocery delivery
service, is still operating
throughout Le Havre and if
anyone is interested in using
the service their website is
www.avonow.com. The feedback
from people that have
used the service has been very
positive.
Once again, I hope everyone
stays healthy and safe during
these difficult times and hope
we will see an end to Covid in
the not-too-distant future.

HEATING SEASON
REMINDERS
As we enter the colder months, we would
like to remind all residents of the following
steps that should be taken to help keep your
apartment comfortable:
• Close the vents on your air conditioners.
• Cover your air conditioners properly.
• Make sure that the insulation is in place between the
window and your A/C units.
• Make sure that your windows make a “snapping”
sound when you close them, otherwise they are not
properly closed and will slide down a little.
• Keep furniture at least two feet out from the radiators
to allow the heat to circulate properly in the room.
• Make sure that heavy, floor length drapes
or blinds are not covering the radiators and
blocking the heat from escaping into the
room. At the least, make sure that blinds
are left a little open during the daytime
hours, or at all times if possible, to allow
the heat to circulate.
If you have checked off all of the above
items and still have a heating issue, please contact the
Maintenance Department at (718) 767-6200. The first
step towards resolving your heat issue is by allowing a
Maintenance employee access to your apartment to have
temperature readings taken.
