Welcome to winter!
I hope that everyone enjoyed the
holiday season and I would like to
take this opportunity to wish you all a
Happy & Healthy New Year on behalf
of the Board of Directors, my family
and I.
Financial: The 5 month’s ending
November 30, 2018 (budgeted versus
actual) showed total revenues of
$7,258,666 (41.42%) of the budgeted
amount of $17,524,297 and total
expenses of $6,477,424 (38.90%) of
the budgeted amount of $16,649,827 as
reported by our accountants. The positive
variances were due to lower costs
of heating and the time differences of
payroll and payroll related costs.
Lobby & Hallway Upgrade: The
hallway and lobby projects have been
ongoing for many months now and I
am happy to report that Buildings 1-
20 should be totally completed by the
end of January. Work is commencing
right after the holidays on the cove
base (border) in the buildings where
the carpeting has already been installed
(B#1-9). Work should also commence
at the beginning of January on the
carpet installation in
B#10-20.
The long-awaited
mirrors will, hopefully,
have been installed
in many of the buildings
by the time you
read this article and all
buildings should have mirrors
by mid-January. The apartment
signage, hallway signage and
apartment door peepholes will be
worked on also during the month of
January.
The wallpapering will be commencing
in B#21-24 shortly and, thereafter,
the remaining eight
buildings will
be finished in an
expeditious manner.
We are looking
into replacing
the exterior building
signs once we get the
interior work finished.
Cement Work Under the
Buildings: As you are aware, this project
stops during the winter months and
will be resuming in June.
