C R Y D E R P O I N T 4DECEMBER Message from the Board President Hello everyone, For those who were unable to attend the Shareholders’ Meeting on November 20th, here are some more details about the seawall plans: As presented at the meeting and discussed in this issue’s accompanying article, the need to rebuild the seawall is, unfortunately, immediate. We have had to secure additional funding in the form of a construction loan in order to begin work as soon as possible. Yes, maintenance will be increased effective January 1; notices will go out to all shareholders explaining the specifics by mid-December. Work on the seawall is expected to start on or about December 1. Some residents have asked, rightfully, why we are beginning the work just as winter is approaching. The answer is, simply, we have virtually no choice. Winter weather, while not as immediately impactful as something like a hurricane, does take significant additional toll on an already-compromised wall as snow and sleet do their damage with residual water expanding and contracting between major gaps between boulders. We have been advised that work should begin as soon as possible and, although we may find it surprising, the specialized seawall contractors who are doing the project are accustomed to working in all sorts of weather, even winter. In addition, we cannot forget the upcoming work on the 01 Building balconies, which is slated to start next spring. We need to do our best to avoid the impact of one project interfering with the other. Deployment of the work will necessitate the displacement of a number of outdoor parking spaces along the perimeters of the 01 and 41 buildings in order to allow the large trucks that are carrying huge boulders to enter the property. This is, of course, extremely concerning to those affected, particularly during the winter months. The Board and Management have been convening regularly to address this problem, and every effort is being made to avoid as much street parking as possible. Among the solutions we are reviewing are temporarily utilizing some of the common area grounds for parking, employing valet services, identifying nearby areas for parking, and other ideas. Affected residents will be informed of the final plan as soon as possible; in the meantime, I suggest residents contact the Office with any questions or concerns. On a side note: We are going through tremendous changes here at Cryder Point, and for a while things will look a little crazy. Seriously, who has scaffolding up one building and a truckload of boulders sitting next to another? I think we can all deal with that, knowing that in the end we will have a restored, safe and beautiful community. In the meantime, I can say on behalf of the Board that we are committed to alleviating—and hopefully eliminating—as much disruption as possible during this time.
