REAR ELEVATOR STATUS
The rear elevator modernization is well underway and
on schedule to be completed on November 23.
Residents should be aware that the elevators must be
inspected and approved by New York City before they
can be put back in service. These inspections are being
scheduled for November 23 and 24, but NYC must confirm
those dates. In addition, the order in which the
inspections are done (i.e., which building is inspected
when) is determined by NYC.
Residents will be notified when these dates are confirmed
or in the unlikely event that there is a change.
For those residents who haven’t had the opportunity to
go to the front elevators to see the final product, take a
look at the photos here of the new interiors.
FRONT ELEVATOR REVIEW
Overall, feedback on the completed front elevators has
been very positive and people have noticed they’re a little
bit faster and exceptionally quiet. We have also gained
several inches in the height of the elevators, which is very
helpful for moving tall items.
The design was chosen so that the decorative panels can
be replaced in case of damage and the stainless steel is
brushed to reduce visible scratches. The button panel has
been moved to the wall next to the door to not interfere
with items being moved in and out of the car; this is the
standard placement you see in virtually all elevators these
days.
There have been a few residents who have had questions
about the flooring. Because our buildings do not,
unfortunately, have dedicated service elevators, they must
do double duty for both passengers and utilitarian use.
Our elevators carry everything from furniture to tools to
carts for trash and more. The floors are made of rubber
because it is extremely durable, camouflages dirt and
scratches that may occur over time and is not subject to
cracking.
WHERE WE ARE ON THE
MONEY
Residents will remember that an assessment totaling
$1.3 million was used to pay for this project. This included
money for staff overtime who have been here
several days a week to help residents with packages up
and down the stairs; additional funds toward the elevator
cabs if needed; and a contingency fund in the event
something went wrong and there was an overage in the
costs.
We are pleased to report that the project is coming
in under budget. We will not have a final tally until
the entire project is complete, but as of this writing
we estimate that it will come in at least $100,000
less than budgeted. We should have full details when
the 2021 budget is completed, but as we announced
when the elevator budget was presented to shareholders,
these savings will be put into the Reserve
Fund.
