from the Board
President
To update everyone on what we do (and do not)
know about the violations from the DOB, the
issue is still being dealt with. Our engineers
and attorney attended a hearing last month,
and at this time there is no official determination
of the outcome. As soon as we have
substantive information, we will be calling
a special shareholders’ meeting to get everyone
up to date.
To reiterate: It is very important that
everyone keeps their balcony clear of any
items, no matter how small, that can block
access to the fire escapes and fire stairs. The
property is being checked regularly, and most
residents understand this need and are complying.
Thank you all. As previously explained, violators will be subject
to an administrative charge if the problems are not rectified immediately
upon notice.
To follow up on the new building awnings: As reported last month,
black was the overwhelming favorite among those who voted by a 2 to
1 margin, and residents’ input was a critical factor when the Board met
and voted on the issue in its September meeting. So, our new awnings
will be black. They have not been ordered yet—we are determining lead
time to see whether they can be received and installed before the holidays
or whether it makes more sense to wait until after the winter (it would
seem a little silly to put them up in the middle of January, for example).
For what it’s worth, I’m hoping we can get them up before the holidays,
but we will ultimately do whatever makes the most sense. Stay tuned.
Reminder letters were sent out to shareholders who hadn’t submitted a
current home insurance Declarations Page to the Office. Please remember
that homeowners’ insurance is required of all shareholders at Cryder Point,
and Management needs a record of your active policy on file. Thanks to
everyone who has taken care of this bit of housekeeping, and those who
haven’t yet complied will receive another reminder notice shortly.
As we head into fall, we can look nostalgically at Cryder Point’s first
“Last Dance” which took place over Labor Day weekend. Thanks as
always to the Quality of Life Committee for making it happen, and I
hope you enjoy the photos of the party in this issue. And look inside
for the flyer of the upcoming Halloween Parade & Party set for October
28. Last year’s Halloween fest was a hit, and we all expect this year’s to
be even better!

COMPACTOR ROOMS: Residents
are advised to adhere to the signage in
the compactor rooms and to keep the
rooms neat. All trash is to be placed in
the chute, and paper/cardboard and plastics/
glass/metal are to be put into their
respective bins. A designated bucket is
in each room for batteries. Please contact
your concierge or Management if
you have any questions.
SHOPPING CARTS: Carts are provided
in lobbies as a convenience to
transfer packages to and from apartments.
Residents are reminded to return
them to the lobby promptly after use. Do
not leave them in elevators or hallways. If
you need assistance, please contact your
concierge.
STORAGE IN GARAGES IS PROHIBITED:
Residents are not permitted
to store personal items in the garages.
If you have items in the garage, please
remove them immediately. Items not
removed will be discarded. If you need assistance,
contact the Management Office.
MANAGEMENT OFFICE SERVICES:
To protect your privacy and
maximize Management Office resources,
no personal business services (copying,
faxing, printing, etc.) are permitted in
the Management Office. Only Cryder
Point business is to be handled. Thank
you for your cooperation.
APARTMENT PROBLEMS: If you
have a problem in your apartment such
as heat, plumbing, etc., please contact
your Concierge. He/she will notify the
Office to provide assistance as soon as
possible.
APARTMENT RENOVATIONS:
Shareholders are required to contact
Management prior to initiating any
renovations/improvements, including
but not limited to the installation of
split-system air conditioning, kitchen
or bathroom remodeling, installation of
balcony screens, etc. Please contact the
Office with any questions.
EMERGENCY CONTACTS: All residents
have received a form to provide
the Office with updated contact information
in the event of an emergency.
If you have not already done so, please
complete and return the form as soon
as possible.
DOG REGISTRATION: Register your
dog! Your dog must wear a CPOC issued
medallion anywhere on CPOC property.
Dogs observed without a medallion
will be assumed not to be registered and
owners will be subject to a $250 administrative
charge. See Stacey in the office
to register.
DOG WALKING: House Rules expressly
prohibit walking dogs anywhere
on the property to relieve themselves;
failure to comply will result in a warning
and/or $250 fine. Please keep your
dog on a short leash to prevent them
from wandering onto the grass of CPOC
property.
