PARKING IN COURTYARD CIRCLES: Parking
in the circle is strictly limited to 20 minutes unless
otherwise approved by Management. Residents are
asked to notify their concierge when utilizing the
space and visitors are prohibited from parking in
the circles. Cars in violation of are subject to being
towed.
COMPACTOR ROOMS: Residents are advised to
adhere to the signage in the compactor rooms and
to keep the rooms neat. All trash is to be placed in
the chute, and paper/cardboard and plastics/glass/
metal are to be put into their respective bins. A designated
bucket is in each room for batteries. Please
contact your concierge or Management if you have
any questions.
SHOPPING CARTS: Carts are provided in lobbies
as a convenience to transfer packages to and from
apartments. Residents are reminded to return them
to the lobby promptly after use. Do not leave them in
elevators or hallways. If you need assistance, please
contact your concierge.
Message from
the Board President
I’m pleased to report that the new 01 roof
installation is underway. Work began on
March 27 and is expected to take approximately
eight weeks (weather permitting). Residents will be notified
if there are any significant changes to the schedule.
Members of the board met in March with two landscape designers
to discuss the 21/41 Courtyard. As of this writing we are
waiting to receive preliminary conceptual designs/ideas. Our
goal is to get things going within the next month or so before the
weather becomes too hot for planting. Please stay tuned.
Take note that pool membership packages will be going out
at the end of the month, which is a sure sign that summer’s just
ahead. Elite will again be managing the pool for the 2019 season,
and we’ve been told that the very popular Shaun McNally will be
returning as our pool manager.
As you know, NYC is requiring elevator upgrades throughout
the city. The Board met in February to discuss a plan, part of
which is to receive competitive bids for the work. As of this writing
we are waiting to receive a third bid, after which the board will
reconvene and a shareholder meeting will be scheduled.
I’d like to take a moment to remind everyone to read the Reminders
section on this page. Yes, a reminder about the reminders…
although that may sound redundant, it’s important that
everyone abides by these simple, common-courtesy rules to
maintain our neighborly community. Thank you.
Finally, I hope you enjoy reading about some staff updates in
this issue. Additionally, please mark your calendars for a couple
of fun activities coming up in May (you’ll have to read inside to
find out what they are!).

“We’re All About You”
BALCONIES: All balconies must remain clear of
any obstructions to access to fire escapes. Violators
will be subject to an administrative charge. Please
contact Management if you have any questions.
HOMEOWNER’S INSURANCE: All residents are
required to maintain homeowner’s insurance and a
copy of your Declarations Page of your current insurance
must be on file with the Management Office.
APARTMENT RENOVATIONS: Shareholders are
required to contact Management prior to initiating
any renovations/improvements, including but not
limited to the installation of split-system air conditioning,
kitchen or bathroom remodeling, etc. Contact
the Office for information and necessary forms.
STORAGE IN GARAGES IS PROHIBITED: Residents
are not permitted to store personal items in
the garages. If you have items in the garage, please
remove them immediately. Items not removed will
be discarded. If you need assistance, contact the
Management Office.
MANAGEMENT OFFICE SERVICES: To protect
your privacy and maximize Management Office resources,
no personal business services (copying, faxing,
printing, etc.) are permitted in the Management
Office. Only Cryder Point business is to be handled.

APARTMENT PROBLEMS: If you have a problem
in your apartment such as heat, plumbing, etc.,
please contact your Concierge. He/she will notify the
Office to provide assistance as soon as possible.
EMERGENCY CONTACTS: All residents have received
a form to provide the Office with updated
contact information in the event of an emergency. If
you have not already done so, please complete and
return the form as soon as possible.

DOG WALKING: House Rules expressly prohibit
walking dogs anywhere on the property to relieve
themselves; failure to comply will result in a warning
and/or $250 administrative charge. You must also
keep your dog on a leash in all common areas.
DOG REGISTRATION: Register your dog! Your
dog must wear a CPOC issued medallion anywhere
on CPOC property. Dogs observed without a medallion
will be assumed not to be registered and owners
will be subject to a $250 administrative charge. See
Stacey in the office to register.
