4 C RY D E R P O I N T APRIL Last month I wrote, “Even though we had a relatively mild winter, I know we’ll all be happy to say hello to spring when it officially arrives on March 20.” Yeah, well, I guess that explains why I’m not a meteorologist. Despite March’s fickle finger of forecasts, there was a big bright side: The seawall project is complete! I practically wanted to open a bottle of champagne when I was told that the contractor had finished the blacktop in the 41 driveway and had left the premises. I actually wish I had taken a photograph of them driving away to keep for posterity. As previously mentioned, we will be holding a special shareholders’ meeting to give everyone a review of the capital expenditures that have gone into the improvements. Since our two “numbers guys,” Treasurer Jason Kober and Co-treasurer John Naegle, are both accountants, they’ve been understandably detained of late. In addition, since the project has just finished, we don’t have all of the numbers finalized quite yet. I am aiming to get this meeting on the calendar for May; please keep an eye out for updates. In the meantime, in order to get everyone up to speed on what’s going on now and what’s in the works, please see the Property Update in this issue. Read about the restoration of the temporary parking lot as well as other projects that are going on; now with the big seawall albatross out of the way, the Board and Management can turn their attention to these other items, which are important for the continued improvement and beautification of our property. Early-bird special: It’s only April, but it didn’t seem too early to schedule the venue for this year’s Annual Shareholders’ Meeting in June. You’ll remember that last year the Bay Terrace Jewish Center wasn’t renting out their space at all, and so we had to hold the meeting at the local grammar school which isn’t air-conditioned and is very uncomfortable at that time of year. Yuck. So we contacted the Jewish Center early in case we had to find an acceptable alternative but happily, we have been able to reserve the space. Save the date for Thursday, June 22. More details will be announced as the date gets closer. Finally, thanks to all who sent in pictures for April’s Photo of the Month feature, and I hope you enjoy the late-breaking news on the return of the ducks to Cryder Point. Yep, they’re already back! All trash is to be placed in the chute, and paper/ cardboard and plastics/glass/metal are to be put into their respective bins. A designated bucket is in each room for batteries. Please contact your concierge or Management if you have any questions. SHOPPING CARTS: Carts are provided in lobbies as a convenience to transfer packages to and from apartments. Residents are kindly reminded to return them to the lobby promptly after use. Do not leave them in elevators or hallways. If you need assistance, please contact your concierge. STORAGE IN GARAGES IS PROHIBITED: Residents are not permitted to store personal items in the garages. If you have items in the garage, please remove them immediately. Items not removed will be discarded. If you need assistance, contact the Management HOMEOWNERS INSURANCE: All residents are required to maintain homeowners’ insurance. A reminder will be issued to all shareholders shortly, but please submit a copy of your Declarations Page to the Management Office as soon as possible. MANAGEMENT OFFICE SERVICES: To protect your privacy and maximize Management Office resources, no personal business services (copying, faxing, printing, etc.) are permitted in the Management Office. Only Cryder Point business is to be handled. Thank you for your cooperation. APARTMENT PROBLEMS: your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. APARTMENT RENOVATIONS: to contact Management prior to initiating any renovations/improvements, including but not limited to the installation of split-system air conditioning, kitchen or bathroom remodeling, installation of balcony screens, etc. Please contact the Office with any questions. EMERGENCY CONTACTS: All residents have received a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. DOG OWNERS: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. DOG WALKING: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property.
