PARKING IN COURTYARD CIRCLES: Parking
in the 01/21 and 21/41 circles is strictly
by Management. Residents are advised
to notify their concierge when utilizing the
space. Visitors are prohibited from parking
in the circles. Cars in violation are subject to
being towed.
SHOPPING CARTS: Carts are provided in
lobbies as a convenience to transfer packages
to and from apartments. Residents are reminded

MTA Bus Proposals: As most residents have heard
by now, the MTA is proposing a major overhaul
of bus routes throughout Queens which would
affect both express and local city buses. The
proposal as drafted would have a severe negative
impact on Beechhurst and Cryder Point
has joined forces with neighboring co-ops
and condos to avert these changes in our
area. Updates on these initiatives have been
distributed to all residents and will continue to
be shared.
You can read more about the potential impact,
as well as how to contact the MTA and our
elected officials to share your opinions, in this issue. On behalf of the
Board—and all of your neighbors—I urge you to reach out to the “powers
that be” and make your voice heard.
BuildingLink: We have made significant headway in obtaining completed
forms for BuildingLink. Over 40% of our residents have signed
up so far, and thank you to all who have done so. However, more residents
need to sign up so that we can get up and running. For your
convenience, the form is included in this paper or you can pick up a
copy at your concierge’s desk. You can also download the form from the
Cryder Point website (www.cryderpoint.com).
And please remember: If you don’t have an email address, we still
need your form. Simply indicate that you don’t have an email address
on the form and return it to the Management Office. Thank you.
Elevator Plans: Work has begun on preparing a communications plan
to residents in advance of the elevator project later this year. The Board
will be meeting with Century Elevator shortly to solidify the start and
end dates, determine how the mobilization will be executed and clarify
other details to share with the community. As we’ve said, we want to
provide information to everyone with substantial lead time before work
begins, so please stay tuned for more details.
Landscaping: The Board has voted to renew Cryder Point’s contract
with Queens Garden, which has been our landscaper for the past few
years. For due diligence, competitive bids were also solicited and reviewed;
after comparison, we chose to stay with QG due to the positive
feedback received on how well the grounds look in addition to QG’s
favorable pricing (i.e., no increase in their fee).
In addition, as you may know, the arborist identified a few trees that
died or were diseased beyond saving which were removed a couple of
months ago. Replacements will be planted in the spring when weather
permits.

COMPACTOR ROOMS: Residents are advised
limited to 20 minutes unless otherwise approved
to return them to the lobby promptly
after use. Do not leave them in elevators or
hallways. If you need assistance, please contact
your concierge.
BALCONIES: All balconies must remain clear
of any obstructions to access to fire escapes.
Violators will be subject to an administrative
charge. Please contact Management if you
have any questions.
HOMEOWNER’S INSURANCE: All residents
are required to maintain homeowner’s
insurance and a copy of your
Declarations Page of your current insurance
must be on file with the Management Office.
APARTMENT RENOVATIONS: Shareholders
are required to contact Management prior to
initiating any renovations/improvements, including
but not limited to the installation of
split-system air conditioning, kitchen or bathroom
remodeling, etc. Contact the Office for
information and necessary forms.
STORAGE IN GARAGES IS PROHIBITED:
Residents are not permitted to store personal
items in the garages. If you have items in the
garage, please remove them immediately. Items
not removed will be discarded. If you need assistance,
contact the Management Office.
MANAGEMENT OFFICE SERVICES: To protect
your privacy and maximize Management
Office resources, no personal business services
(copying, faxing, printing, etc.) are permitted
in the Management Office. Only Cryder Point
business is to be handled. Thank you for your
cooperation.
APARTMENT PROBLEMS: If you have a
problem in your apartment such as heat,
plumbing, etc., please contact your Concierge.
He/she will notify the Office to provide assistance
as soon as possible.
EMERGENCY CONTACTS: All residents have
received a form to provide the Office with updated
contact information in the event of an
emergency. If you have not already done so,
please complete and return the form as soon
as possible.
DOG WALKING: House Rules expressly prohibit
walking dogs anywhere on the property
to relieve themselves; failure to comply will result
in a warning and/or $250 administrative
charge. You must also keep your dog on a leash
in all common areas.
DOG REGISTRATION: Register your dog!
Your dog must wear a CPOC issued medallion
anywhere on CPOC property. Dogs observed
without a medallion will be assumed not to be
registered and owners will be subject to a $250
administrative charge. See Stacey in the office
to register.
