C R Y D E R P O I N T 8 JANUARY Balcony Project Finally Complete It’s done! How come the floor of my balcony seems to collect and trap dirt? They’re also kind of rough on my feet. What gives? By necessity, the floors are porous so that people don’t slip and fall on them, and the material that’s used to coat them is heavy-duty to make the coatings last longer. If the surface really bothers you, you can have vinyl squares installed that have been approved by the engineer and the board. This is the only type of covering that is permitted. It comes in a variety of colors of your choice. The Management Office has samples. I’m told I have to be really careful about what I place on my balcony. Please explain. The balconies are under a warranty and scratching the surface will void the warranty. Anything sharp, such as the bottom of an air conditioner or metal feet of a table or chair, can damage the surface. If such damage occurs, it’s the shareholder’s responsibility, so be practical. For example, if you don’t have or don’t want to use storage space for your air conditioner during the winter, you can keep it on the balcony as long as it sits on top of a heavy plastic mat. If you don’t have one, Management will help you out. I want to paint the brick on the back wall of my balcony but I heard that I can’t. Why not? As the balcony project moved along, we saw all of these nice new balconies being put up, but the brick behind them looked like a checkerboard; some were white, others were not. It really took away from the overall improvement of the property. So it was decided that all paint be removed, and all brick must remain natural. I’ve seen a lot of those split-system air conditioners being installed. Is there anything particular I should know before I have it done? The main thing you need to know is that you must have an alteration agreement approved and signed before you do anything. So there are specifications of how and where they must be mounted on the building wall. In addition, there are rules as to how the units have to be installed inside the apartment.
