In addition to our successful refinancing a few months ago, we also retained a new accounting firm and landscaping company for CPOC, both to begin their services this year. Perhaps the most noticeable change was the official completion of terrace work on the 41 Building, and as we head into the New Year, we’re confident that the next phases will move forward even more efficiently. We’ve also welcomed a number of new shareholders over the past year. I hope you enjoy the cover story of just a few of our neighbors who are happy to call Cryder Point their new home. Bicycle Storage: Bicycles are not permitted to be stored on terraces. All fees have been lifted for bicycle storage, which is available in the 41 Building. Please contact the Management Office to make arrangements. Storage Units: Residents who have a second unit are advised to select one unit and advise Management of the unit they are surrendering. This is to provide as many units to shareholders as possible. Contact the Management office with questions or for assistance. Apartment Problems: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. Insurance Certificates: All residents are required to maintain homeowners’ insurance. Please provide the Office with a copy of your Declarations Page of your homeowners’ policy. Emergency Contacts: All residents have received a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. There is a onetime $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property. • Treasurer’s Notice: The Board has finalized and approved the 2014 budget, and we are pleased to announce that no maintenance increase is required. Furthermore, we will be able to cover all anticipated expenditures for 2014 without the use of STAR funds. This means that shareholders who qualify for STAR refunds for the tax year 2013 will receive their STAR reimbursement in their maintenance bill when the money is refunded from NYC to the co-op. We will update you if we hear any specific information as to when the City will be issuing the refund. • Terraces: Terraces have been completed on the 41 Building, although there is a “punch list” of work that is still outstanding. All unfinished work and corrections will be completed as soon as weather permits. The next phase of work on the 21 Building will commence in February on the west side of the 21 building to ensure completion by the 2014 pool season; specific schedules will be forthcoming as the start date gets closer. • Landscaping: After a competitive review, the Board voted to bring on The Brickman Group for CPOC’s landscape design and ongoing maintenance beginning in 2014. Brickman is a national organization with offices across the country, and their client properties in our vicinity include North Shore Towers in Floral Park, Wyndham Condominiums in Garden City and The Greens in Melville. • Community Room: Work has commenced on the expansion and renovation of the Community Room in the 01 Building. We are targeting completion within the first quarter of 2014, with the goal of holding our next quarterly shareholders’ meeting in the new and improved space. Further updates will follow. • Heating: As a reminder, correcting uneven heating of apartments is a work in progress. Necessary steps to help minimize the problems include removing window air conditioners, closing all windows and ensuring that radiators are operating properly. All heating inquiries should be directed to Management, and they must be permitted access to the apartment to check conditions and make any necessary adjustments.
