Sunnyside residents will once again
have a neighborhood movie theater.
Regal Cinemas has signed a 20-year lease
to move into a new development at 38-01
Queens Blvd. Th e theater will take up
38,000 square feet on the ground and second

December and knocked it down to construct
an 12-story glassy building in
its place. Th e original plan called for a
nine-story building.
Sunnyside lost its theater, Sunnyside
Center Cinemas at 45-25 Queens Blvd.,
in 2015. Th e property was bought in
2012 for $6.65 million from Dime Savings
Bank and the owner turned the space into
a residential building.
“Th ere is a dramatic need for new, modern
entertainment venues in the greater
Sunnyside and Long Island City neighborhoods,”
said Aaron Malinsky, principal,
Curbcut Urban Partners LLC. “We
are adjacent to the bus and train stops and
have parking. Th erefore access for all the
communities is superb.”
Th e building, dubbed “Th e Sunnyside,”
will also include community facility and
medical space, outdoor terraces and an
underground garage with more than
100 parking spaces, according to the
Commercial Observer.
Th e building is slated to be completed
in spring 2019 and SBLM Architects are
responsible for the design.
