Median sales price continues to rise in Queens as number of sales drop

While Queens saw an overall drop in real estate sales in the second
quarter of 2020, the median sales price, which has been trending
upwards for months, continued to rise, according to a new report.
The median sales price in the borough hit $520,000 in the second quarter
of this year, an increase of 12.3 percent when compared to the second quarter
of 2019, according to a new report from Property Shark.
As the median sales price rises, Queens has also begun to rank in the
real estate website’s top 50 most expensive neighborhoods in New York
City list.
In the second quarter of 2020, eight Queens neighborhoods appeared
on the list, according to the report. Fresh Meadows topped the list for the
borough at No. 27, with a median sales price of $930,000.
The borough’s most affordable neighborhood was Briarwood, which had
a median sales price of $213,000 in the previous quarter, according to the
report.
Despite the rise in median sales price, sales activity in Queens dropped
precipitously in the second quarter of 2020. When compared to the second
quarter of 2019, sales activity dropped by 42 percent this year, according
to Property Shark.
The drop in sales was largest in Hollis, where there were only five sales
made in the second quarter of 2020, a drop of over 80 percent.
But the drop in sales wasn’t at all confined to Queens.
Sales in Manhattan dropped by half in the second quarter of 2020,
according to the report. Sales in Brooklyn dropped by a third.
According to Property Shark, the drop in sales and price in Manhattan
brought about a notable change. For the first time in the history of the company’s
report, Brooklyn had more neighborhoods than Manhattan on the
top 50 most expensive neighborhoods in New York City list.
