Four-story hotel planned to replace Ridgewood warehouse

A Brooklyn-based developer
that already brought a 54-unit
apartment building to Ridgewood
in 2015 is targeting the neighborhood
once again, but this time it’s
for a hotel.
Permits fi led with the Department
of Buildings (DOB) in April reveal
that the developers, the Loketch
Group, have applied to demolish the
old warehouse at 1616 Summerfi eld St.
and build a four-story, 132 room hotel
in its place. The proposed structure
would stand 54 feet tall, take up 196
feet of street front and have a total of
62,628 square feet, records show.
The site is three blocks away from
the Halsey Street station on the L line.
City Register documents also show
that 1619 Decatur St. is included in the
Loketch Group’s acquisition.
So far, all of the plans for the hotel
submitted to the DOB have been
disapproved. A DOB spokesperson
explained to QNS that the initial plan
examination was disapproved because
the application was incomplete.
“It is common for new building
projects to go through several rounds
of plan examinations before the

from the Department and ensure the
project meets the requirements of the
Building Code,” the spokesperson said.
Meanwhile, the proposed hotel would
be in an M1 light manufacturing district,

and the city is currently trying to pass a
zoning amendment that would require
new hotels within those districts to be
subject to a special permit review.
At a June 13 meeting, Community
Board 5 voted unanimously against
that amendment.

The Loketch Group is also
responsible for the massive,
43,000-square-foot apartment
building eight blocks away on Wyckoff
Avenue. Pinny Loketch has
not yet responded to a request for
comment.
