New development brings luxury condominium
units, retail shops and more to Forest Hills

Th e BLVD, a new condominium in
Forest Hills, features 74 residential units,
retail shops and amenities and off ers an
elegant aesthetic and view of the surrounding
scenery in the neighborhood.
“It’s the fi rst building of its kind built to
this standard and amenities in this area.
Th ey were built with an aesthetic that
is timeless and will stand up to the test
of time and won’t feel outdated, which
tends to happen in a lot of newer buildings
built with a specifi c aesthetic,” said
Tamar Krasnow, vice president of New
Development at MSN Real Estate. “It’s
almost like setting the new standard in
Forest Hills and people have reacted positively
to that.”
Construction on Th e BLVD, located
at 107-02 Queens Blvd., began in March
2019 and it was completed in November
2021.
“Th ere is building occupancy and people
are walking into a completely fi nished
product. Th ey are able to actually see what
they’re purchasing and going to be living
in, rather than seeing metal studs and
sheetrock walls,” Krasnow said.
Th e units range from studios to threebedroom
layouts, many of which have private
outdoor space, including some private
rooft op terraces. All apartment doors
have a latch system which is operated on
a smartphone.
“Outdoor space is such a premium during
COVID and it has become something
more of a prerequisite for buyers,”
Krasnow said.
Th e BLVD’s currently available twobedroom
apartment, residence 5H, is listed
at a price of $1,625,000 by David Chi,
Fenny Li and Daniel Rash of MNS Real
Estate.
Th e sprawling two-bedroom, two bathroom
home is over 1,200 square feet. It
boasts a roster of features such as PID

According to Krasnow, the BLVD sets a
new standard in Forest Hills with the level
of fi nishes and amenities and commercial
space, including the restaurant and eatery,
in addition to its location.
“You have access to all transportation
to get around. It’s in the center of Queens
with access to shops, the theater, the west
side tennis center and stadium where concerts
are hosted, and schools nearby, such
as P.S. 196,” Abramov said.
Th e BLVD is located just a block away
from the E, F, M, R subway station, and it’s
a fi ve-minute walk from the Long Island
Rail Road. Nearby are major highways
such as the Jackie Robinson Parkway,
the Grand Central and Long Island
Expressway.
Th e BLVD holds an open house every
Saturday and Sunday from noon to 2 p.m.
