DON’T GET SPOOKED BY PROPERTY TAXES
It’s trick-or-treat season, but opening
your tax bill need not be a Halloween
horror. To keep Long Islanders
from being spooked, Property Tax
Reduction Consultants may have a
treat for you in the form of a reduction.
When the tax bill comes every
year, homeowners will pay it, if
they believe they are being charged
fairly. Many will gasp in disbelief
as they stare at the numbers on the
printed page before them.
Welcome to Long Island, where
tax bills for property owners are
among the highest in the nation.
Many Long Islanders think there is
little they can do but pay what the
municipality says they owe, and
they give up, dig into their bank accounts
and write a check. But what
they need to do before anything else
is to understand how their taxes are
figured so they know if they are
being overcharged.
Calculating what you owe is a
matter of multiplying the assessed
value by the tax rates. The results
are the dollar amount that
homeowners pay each year. This
amount may differ if homeowners
have specific exemptions that may
apply. Exemptions may include a
decrease in a property’s assessed
value if the homeowner qualifies
for the School Tax Assessment Relief
program. This decrease does
not reflect the property’s market
value, but it will lower the property
taxes. Since markets rise and fall,
and home values are inconsistent
across Long Island, it is important
for homeowners to challenge their
assessed value. This can be done by
filing a grievance through Property
Tax Reduction Consultants, one
of the region’s oldest and largest
property tax consultants. Municipalities
will not voluntarily reduce
a homeowners assessed value.
Their assessment cannot be raised
as a result of filing a grievance, so
there is nothing to lose.
Property taxes can be very
confusing for many homeowners.
To ensure that you are paying your
fair share of property taxes, you
must understand how the property
is valued and how the taxes are
calculated.
