PRESIDENT’S REPORT:

As I write this article the holidays are
once again upon us. It is a joyous time
of the year and a time for celebrating
with family and friends. I hope that
everyone has a great holiday season
and best wishes for a Happy & Healthy
New Year.
Financial:
The 4 months ending October 31,
2017 (budgeted versus actual) showed
revenues of $5,899,447 (34.85%) of the
budgeted amount of $16,930,059 and
total expenses of $4,986,806 (30.82%)
of the budgeted amount of $16,180,513
as reported by our accountants. The
positive variances are due to higher
unit sales, unexpected patronage dividends,
savings in utilities, real estate
taxes, and repairs and maintenance.
Club Café Concession:
I am pleased to announce that we
have secured a new manager for the
club concession by the name
of Luigi Forte. Luigi will
operate under the name of
“Buona Forchetta.” I am
pleased to say that he has
been working diligently these
past couple of weeks to set up
operations. It seems to me that he will
run a successful restaurant including
a full-service dinner in the evening.
From what I have been hearing, the
food is absolutely delicious and he will
also be serving freshly made pizza. My
best wishes to Luigi for a successful
operation, and we ask all residents to
patronize his establishment. My best
wishes also to Anna Maola for much
success in her future pursuits.
Management and Maintenance
operations:
As the year comes to a close, I would
like to take the opportunity to extend

my thanks to all our very
hard working and efficient
staff. I will start by thanking
Property Manager, Margaret
Costello, and her staff (Karen,
Stacy and Christine); the
Maintenance Department led by
Superintendent Piotr Moscicki; and
Assistant Superintendents, Anthony
Ferrante and Roman Mach, and all of
their maintenance staff. I would also
like to thank our Clubhouse employees
led by Nick Santo (Elite Management).
The Board of Directors and I greatly
appreciate the devoted effort by all the
staff in order to make Le Havre the
beautiful place that it is.
Clubhouse Activities:
We are trying to develop more programs
in the Clubhouse for the children
and adults. As you can see, during
the month of November and December

we had an itinerary of children’s programs
and we hope to develop more as
time goes by. Of course, we are always
open to suggestions, so please free to
speak with the Clubhouse manager,
Nick, if you have ideas you would like
to offer.
At this juncture, all management
and maintenance functions are going
smoothly. Generally speaking, at this
time of year, due to the cold weather,
we do not have any exterior projects
going on. As we approach the springtime,
I will be reporting again on any/
all new projects in the pipeline. I hope
to hold a Captains’ meeting early in the
New Year, and updates will be given at
that time.
Once again, I want to wish a happy
holiday season from my family to

MANAGEMENT CORNER

As another year comes to an end,
we reflect on some of the items
accomplished and improvements
implemented over the past year.
As always, we are grateful for
the cooperation of residents
which allows the various
projects to be completed
in an expeditious manner.
CONCESSION:
I am happy to announce that
we have a new Concessionaire,
Luigi Forte, taking over the
Clubhouse concession effective
Saturday, December 2, with an official
opening on Sunday, December
10. We look forward to having Luigi
on board and to the opening of
“Buona Forchetta.”
Our previous Concessionaire,
Anna Maola, ceased operation of
the Concession in mid-November to
pursue other business opportunities.
We wish Anna well in her future
endeavors and thank her for her services
during the year.
CEMENT WORK:
Our cement under the buildings
upgrade project continued during the
summer months which entailed the
replacement of the cement and walls
under three buildings, giving a total
of fourteen (14) buildings completed
to date.
WATERPROOFING WORK:
During the past months you will
have observed scaffoldings and a
boom truck on the property while
the complex undertook a
waterproofing / repair project.
This work was necessary
to correct problems
with the facades and balconies
of the buildings. We
are pleased that the weather
has remained suitable for this
work so far and all thirty-two buildings
should be completed by the end
of 2017.
LOCAL LAW 11 INSPECTIONS:
As part of a city mandated law,
engineers were hired to inspect the
façade and terraces of all buildings
and to file reports with the Dept.
of Buildings. These inspections and
filings must be done every five years
and their purpose is to make sure that
no unsafe conditions exist on multifamily
buildings. So, even though
there is a large expense involved, it
helps to keep all residents safe and the
buildings in sound condition.
LOBBY DOORS:
Seven lobby doors were replaced
as part of an ongoing lobby door
replacement project, with preference
being given to the doors in the worst
condition. The lobby door replacement
project has now been completed.
TREE PRUNING:
A three-day pruning and tree
removal program took place at the
end of October. The pruning and
removal of dead and deceased trees
is absolutely essential to ensure that
no dangerous conditions exist as we
go into the winter months.
As usual we are open to input and
ideas from shareholders in an effort
to add more activities and programs
in the clubhouse. If anybody has any

LE HAVRE COURIER INPUT:
We would love to see more input
from our shareholders in the Le
Havre Courier. We encourage residents
to share their pictures, family
events, dining experiences, recipes,
vacations etc., etc., with us so

To conclude, I would like to extend
my thanks to the Board of Directors
for their help and guidance throughout
the year. I want to take this opportunity
also to thank all of the Management,
Maintenance and Clubhouse employees
for their team effort and full cooperation
on a day-to-day basis. Last, but
not least, I would like to send a “thank
you” to all residents for their cooperation
and understanding at all times.
