GREENBERG, CPA As I write this article the holidays are once again upon us. It is a joyous time of the year and a time for celebrating with family and friends. I hope that everyone has a great holiday season and best wishes for a Happy & Healthy New Year. Financial The 4 months ending October 31, 2016 (budgeted versus actual) showed revenues of $5,578,497 (33.72%) of the budgeted amount of $16,544,208 and total expenses of $4,842,401 (30.66%) of the budgeted amount of $15,794,662 as reported by our accountants. Management and Maintenance operations: Cameras We have just completed a camera replacement project whereby all of the existing building cameras have been replaced by high quality cameras. The work was carried out by reputable experts in the camera business. Clubhouse Activities We are trying to develop more programs in the clubhouse for the children and adults. As you can see, during the month of November and December we had an itinerary of children’s programs and we hope to develop more as time goes by. Of course, we are always open to suggestions so please free to speak with the clubhouse manager, Nick, if you have ideas you would like to offer. At this juncture all management and maintenance functions are going smoothly. Generally speaking, at this time of year, due to the cold weather, we do not have any exterior projects going on. As we approach the spring time I will be reporting again on any / all new projects in the pipeline. I hope to hold a Captains meeting early in the New Year and updates will be given at that time. As the year comes to a close I would like to take the opportunity to extend my thanks to all our very hard working and efficient staff. I will start by thanking Property Manager Margaret Costello and her staff, Karen, Stacy and Christine; the Maintenance Department led by Superintendents Piotr Moscicki & Charles Cervello; and Assistant Superintendents, Anthony Ferrante and Roman Mach and all of their maintenance staff. I would also like to thank our clubhouse employees led by Nick Santo of Elite Management. I know that myself and the rest of the Board greatly appreciates the devoted effort by all the staff in order to make Le Havre the beautiful place that it is. Davis Steven & Diana Covatti Daniel Eliassof As we come to the close of yet another year, we look back at some of the items accomplished and improvements implemented over the past year. As always, we greatly appreciate and depend on the cooperation of residents to allow the various projects to be completed in an expeditious manner. LED Lighting All interior and exterior lights and light fixtures on the property were replaced at the beginning of 2016 with LED fixtures/lights. This not only generates a savings in electricity usage but it also provided us an opportunity to replace all of the old fixtures which, of course, reduces ongoing maintenance work in this area. This upgrade was possible with the help of a 50% rebate in cost from Con Edison. Cement Work As part of an ongoing upgrade project, replacement of the cement and walls under four buildings took place over the summer, giving us a total of eleven (11) buildings completed to date. Lobby Doors Eight lobby doors were replaced as part of an ongoing lobby door replacement project, with preference being given to the doors in the worst condition. Next year should see the completion of this project. Tree Pruning A landscaping project of pruning and removing unsafe trees took place in late summer and in the fall so as to make sure that no dangerous conditions exist as we go into the winter months. This regular pruning work is absolutely essential for the safety of all residents. If you have ideas or suggestions, please email Nick Santo at [email protected]. Nick will be tracking attendance at parties both for adults and children and asking for email addresses in an effort to better disseminate information about upcoming events in the Clubhouse. Please provide him with your email address the next time you stop by the Clubhouse if you would like to be placed on the email “event” list. We will still distribute notices to the bulletin boards and under doors but, hopefully, emails can help to cut down the paperwork.
