I hope that we have a much milder winter than last year and, hopefully, much less expensive because of our conversion to gas. This will be our first full winter utilizing natural gas as our heating fuel and we hope our savings will come to fruition as expected. It is also a joyous time of the year where we celebrate the holidays. Financial: For the 3 months ending November 30, 2014, revenues were $4,180,235 (25.77%) of the budget of $16,219,684. Expenses were $3,520,542 (22.76%) of budget of $15,470,138. Façade Repair: As part of a settlement agreement with the engineers who oversaw our major upgrade project in recent years, AM&G Waterproofing has been on the property for the past couple of weeks doing touch ups and repairs to the exterior of all buildings as needed. I am pleased to see they are doing very extensive work to remedy any problems that have been observed in recent times. This includes the exterior of B#1 (which AM&G did not do originally). All thirty two buildings will be treated as appropriately needed. This includes resurfacing certain areas of the buildings where cracks and peeling has appeared. Marketing Committee: I am pleased to announce the formation of a Marketing Committee comprised of Le Havre shareholders. As of this writing there are four volunteers diligently working on a marketing plan for Le Havre. They are Susan Schaffer, Robin Klein, Marjorie Tornatore and Rolando Infante. There are many aspects to the plan, with the goal being to increase the value of your apartment and to throw a positive approach on everything that Le Havre has to offer as a whole. Just as a reminder, we will be resuming our programs of cement replacement and lobby door replacement in the springtime. During the winter our maintenance staff will be working on the lobby interiors. They will do a thorough cleaning, replace damaged tiles and replace the grout as part of our lobby enhancement program.
