Welcome to Autumn at Le Havre!
The Annual Meeting of Le Havre Owners Corp.
took place virtually on November 1, 2021, via the
“Go to Webinar” platform. As in prior years, the lack
of participation from shareholders was disappointing.
It is the responsibility of all shareholders to take part
in all voting matters of the co-op and to participate
at the Annual Meeting. Your apartment is probably
one of your major investments and it is up to you to
ensure that the people running the co-op are representing
your interests.
During the meeting I gave a rundown on the projects
that we have undertaken in the past year, in addition
to projects that we are planning for the future:
Completed Projects
• Installation of CCTV Cameras throughout the
property.
• Installation of Video intercom Systems in all
apartments.
• Refurbished the playground by B#26 to include
the installation of swings.
• Implemented an enhanced landscaping
program to include beautification
of all the buildings.
Future Projects
• A program to repaint and waterproof all
building exteriors, commencing in 2022 and estimated
to continue over 3 to 4 years.
• Local Law 97: This is a law that was passed by the
City of New York creating carbon emissions limits
for buildings over 25,000 square feet. Buildings must
meet annual whole-building carbon intensity limits
during each compliance period based. An emissions
intensity report must be filed by a professional every
year starting in 2025 or pay substantial fines. In order
for the reports to meet NYC guidelines, steps must be
taken to reduce the energy usage in the buildings so
as to meet the carbon limit requirements.
• Complete upgrade of all elevators (projected
within 5 to 6 years).
• Resurfacing of each roof after the existing warranties
expire (projected within 4 to 5years).
• Repaving of all parking
lots (projected within
8 to 10 years).
Cement Work
Twenty-eight buildings have
had the cement in the portico areas
completed to date and the remaining four
buildings will be completed next year.
Financial summary
The 3 months ending September 30th, 2021
(budgeted versus actual) showed total revenues
of $4,453,124 (23.12%) of the budgeted amount
of $19,259,970 and total expenses of $4,132,106
(21.45%) of the budgeted amount of $19,259,970 as
reported by our accountants. The positive variance is
due to the overall seasonality of expenses.
