I am a C.P.A. My practice specializes
in co-op and condo
developments. I have advised
Boards regarding budget and
financial matters, including
preparation of budgets.
Bachelor’s Degree, majoring
in Public Accountancy.
What do you see as the
major priorities for Le
Havre for the next year?
To have an efficient running
operation and keep operating
costs low;
Prioritize future major capital
improvements and replacements
through multi-year
budgeting;
Solidify the financial position
of Le Havre and continue to
enhance income and reduce
expenses;
Build our capital reserves for
future major capital improvements
which will increase our
property values.
Additional Information:
I have been a resident at Le
Havre since 1972, the year
Arlene and I were married.
Our children, Jeffrey and
Rebecca, grew up here. In
1984, when Le Havre became
a co-op development, we
purchased our apartment in
Building #17. Subsequently,
when we needed more space,
we moved to Building #20.
As many know, I am a
Certified Public Accountant,
in my own practice. Seventyfive
percent of my practice
deals with co-op and condominium
developments. I have
been doing this for 41 years.
I deal with every financial
aspect of these developments,
including budgeting,
attending Board meetings,
giving advice to the various
Boards and preparing financial
statements for the developments.
I have been involved
in every aspect of advising
these developments.
I have been able to lend
this expertise to Le Havre
by serving on the Board of
Directors and holding the
position of Treasurer. I was
Treasurer in its first years
as a co-op (1984-1986) and
have been Treasurer from
April 2004, until I became
President in June 2011.
If re-elected to the Board, and
as President, I will continue to
run an honest and transparent
administration. I will be
proactive to insure that our
operations are run efficiently
and that we receive the best
in pricing and workmanship
from our contractors and vendors.
I will strive to have as
much work done in house by
our Maintenance Department
as possible. Taking all of the
above into account I would
hope to keep our carrying
charges in check.
We have made much progress
in the above in the past
year in regards to finance
and infrastructure. This will
enhance our property value
and improve our quality of
life. I appreciate the enormous
support I have received
from my fellow shareholders.
Together we will strive to
make Le Havre the Jewel of
Queens.

I am a Software Compliance
Manager for a major financial
institution. Previously I was
a Project Manager. My work
experience includes research,
strategy, organization, and
communication. Throughout
my professional career, I
learned the necessity of setting
a long-term vision and
the need for specific action
plans to reach it. These same
lessons can be applied to the
board.
The board must have longterm
vision, delegate authority
to management, provide
oversight of the administration,
and evaluate its performance
according to clearly
established expectations. The
board provides an important
link between the community
and management. Members
of the board have been elected
by the community to be
its eyes, ears, and voice. It is
important that board members
have access to information,
listen to all viewpoints
from community, and cast
their vote on decisions that
represent the best interests
for our community over the
long term.
We also need to tackle the
key financial and administrative
challenges which allow
us to effectively maintain the
Le Havre quality of life while
keeping costs down. The top
challenge we face is that of
Fiscal responsibility—continuing
the current board’s excellent
work of putting Le Havre
on solid financial footing and
charting a course for long
term Capital Improvement
planning.
Le Havre is a reflection of the
quality of the community and
I am proud to reside here. I
believe our community has
been moving
in the right direction for
the past few years. We have
completed a major necessary
capital improvement project
to our buildings, our finances
are solid. Never before have
I seen such a wide variety of
engaged, involved residents;
at the pool, and in the variety
of activities that are held
in the clubhouse. By being
re-elected, I hope to ensure
we continue to move in a positive
direction.
