PRESIDENT’S REPORT:
As I write this, we are halfway through the summer
and we hope to have many weeks of nice weather yet
to come. I hope everybody is enjoying the pool and
the amenities that Le Havre has to offer.
FINANCIAL SUMMARY:
The 12 month’s ending June 30,, 2019 (budgeted
versus actual) showed total revenues of $17,459,267
(99.63%) of the budgeted amount of $17,524,297
and total expenses of $16,488,445 (99.03%) of the
budgeted amount of $16,649,827 as reported by our
accountants. The positive variance is due to lower
real estate taxes, electric costs, repairs and maintenance.
HALLWAY & LOBBY PROJECT:
We are getting close to the completion of the hallway
and lobby upgrade project. The stairs are being
painted, the apartment door peepholes are being
replaced and the final coat of paint is being applied to
apartment doors. The contractor is experiencing some
difficulty in obtaining access to replace the apartment
door peepholes, so we are asking for the urgent
co-operation of those people that have not already
complied with our request. The matching
carpet base for some buildings is
on order and we hope to have
it installed in the near future.
CEMENT WORK UNDER
THE BUILDINGS:
The cement replacement
work under Building
#30 has been completed.
The contractors have
commenced work on the
cement replacement under
Building #14, to be followed
by Building #12.
RAMP & STAIRWAY TO
CLUBHOUSE:
The ramp and stairway to the club
is in the process of being manufactured at this
time. We hope to have this installed in early August
if everything goes as planned. The reason for the
delay is that proper measurements could not be
taken until the cement work on the corridor between
the Management Office and B#30 was
replaced. Once the new cement was
in place, measurements were
taken and the fabrication process
for the custom ramp
and stairway commenced.
PARKING LOT
RESEALING:
The repair and resealing
of all parking lots will
commence around mid to
late August. Management
will be sending out notices
once a schedule has been
agreed on. We ask residents to
contact the Maintenance Dept. at
(718) 767-6200 if they plan on being away
during the work period so that arrangements can be
made with neighbors, friends or family to move cars
out of the lots as needed.
