TERRACES:
The following are general guidelines
for the care, protection and use of your
Decothane balcony floors and walls.
The guidelines include but are not limited
to the following:
GENERAL:
• No items shall be affixed directly
to and/or fastened through the balcony
floors, parapet walls, balcony underside/
ceiling and end walls.
• All items placed on your balcony
floor should have adequate protection
beneath so as to not damage the waterproofing
membrane.
• No tiles or indoor/outdoor carpets
should be laid or adhered to the floor.
• Tables, chairs, lounge chairs, etc.,
or other items placed on the Decothane
membrane should have protection
under the legs, as metal items directly
in contact with the terrace floor will
eventually cause staining and rust.
• Potted plants and other decorative
items should have a layer of drainage
mat placed beneath to allow drainage.
Holes cannot be drilled into the terrace
walls or ceilings and no plants can
hang from these areas.
• Cigarettes and biodegradable material
(garbage bags, shopping bags,
Styrofoam packing material, cardboard
boxes etc.,) should not be left on the
terrace floor for a period of time as
they can discoloration to the coating.
CLEANING:
• All liquid spills should be cleaned
by rinsing promptly and thoroughly.
• Clean routinely by hand
washing with a soft bristle scrub
brush, using detergent soap and
water to remove dirt, etc., and rinse
thoroughly.
• No chemicals should be used unless
approved by the manufacturer of the
Decothane product.
REPAIRS:
• Repairs / repainting can only be
performed by the approved installer
for the project in order to maintain the
warranty.
TERRACE ENCLOSURES:
• Terrace enclosures may be installed
/re-installed providing the engineering
specifications are followed. An
Alteration Agreement (with the specifications
attached)
must be picked up
at the Management
Office and approval
must be given by our
superintendent before any work can
commence. Inspections must be conducted
at the beginning, mid-way and
prior to completion of the work. The
color must match the existing enclosures.
SATELLITE DISHES:
• An alteration Agreement must be
completed and the guidelines listed
therein must be strictly adhered to.

Call for Volunteer: Landscape Committee
The current head of our
Landscape Committee, Warren
Lisagar, is leaving shortly to
retire in Florida. We thank him
for his years dedicated to walking
our property and suggesting
ways to enhance our gardens,
bushes, and trees. He worked
tirelessly in collaboration with
our professional landscaper
and maintenance department to
upgrade areas and make our
gardens a source of delight for
residents and their guests.
Now we need a new person
to volunteer their time to be the
“eyes and ears” for a revitalized
Landscape Committee!
Please call the management
office 718-767-7400 and give us
your experience and willingness
to assume this very important
task.
You do not need to be a horticulturist
(though that would be
great) or have any degrees in this
field—just a love of gardens,
have an eye for color and spatial
relationships, and be willing to
work with a team of 2-4 people.
Many residents come to Le
Havre from homes with large
or small gardens they tended for
years and like to plant and design
outdoor space. We need your
help here at Le Havre!
