PRESIDENT’S REPORT:

I hope everyone is enjoying
the warm weather that we
are having. Once again,
I hope that everybody is
enjoying all of the amenities
and parties that we
offer because, before you
know it, the summer will
be over.
As a change of pace, I would
just like to address the House Rules
& Regulations of the co-op. As you
are aware, our cooperative, as with all
other co-ops, has a set of rules and regulations
that we all have to abide by.
Residents on occasion feel that these
rules and regulations are very burdensome.
However, we must remember
that we have a 1,024-apartment
complex with approximately
3,000 to 4,000 residents,
which makes Le Havre
almost a mini-city in
itself.
Because of this situation,

we need the many
rules and regulations so as to
maintain our property to a high
standard. These rules also translate to a
better quality of life for everyone.
The way that we enforce our
rules and regulations is through our
Management Office. Some residents
complain that Management is being
very strict and unbendable. In reality,
Management takes a lot of heat from
some of our residents because our
management personnel are doing their
due diligence to enforce these rules.
We must understand that they are just
trying to make a comfortable life for
all and to make our development a
high-quality place that everyone can
enjoy.
FINANCIAL:
Year to date eleven-month report as
of May 31, 2017.
Total Actual Revenues $15,253,359;
Total Budgeted Revenues $16,544,208–
percent of actual revenues to budget is
92.20%.
Total Actual Expenses $13,987,562;
Total Budgeted Expenses $15,794,662–
percent of actual expenses to budget is
88.56%.
We have a positive variance due to
savings in utilities, real estate taxes and
repairs and maintenance.
AN UPDATE ON THE CURRENT
PROJECTS IN PROGRESS:
The cement under the buildings project
is continuing. B#10 should be completed
by the first week in August with
B#27 commencing shortly thereafter.
We are still doing research through our
interior designer on the hallways and
lobbies project. We plan on putting up a
display in the clubhouse shortly so be on
the lookout for a notification on same.
Once again, I thank you as always for

A LE HAVRE BLAST FROM THE PAST!

We recently received the
pictures here showing Le
Havre at its beginning.
We are trying to collect
pictures from way back
to share with our residents,
and hopefully we
will have more to follow
in later articles.
Le Havre was built between
1956 and 1958 as an exclusive
rental development on 28 acres of
land. The buildings were designed by
George Miller, who was a brilliant
designer, planner and architect and
brother of William Levitt of Levittown
fame. The buildings were known as
Levitt House, and they were the most
exciting apartments within New York
City at that time with views of the
East River and Long Island Sound.
Introductory rental prices were
$165 per month for fourand
a-half rooms (two bedrooms).
As a bonus, Levitt
proudly offered membership
in the Clearview
Beach Club on the property
for a nominal clubhouse
fee.
In 1961, Levitt House’s name
was changed to Le Havre—French
for “The Port of the Harbor.” The pictures
show our buildings and the land
where the Wildflower condominiums
now stand, which was once owned by
Le Havre also. There was an additional
tennis court, handball court and the
Arthur Hammerstein Mansion in that
area. We also had a roller skating rink
and three pools in the early years.
In 1982 the Hammerstein Mansion
was landmarked but sold off to
become a six-unit condo and is part
of Wildflower Estates. Le Havre
was converted to a cooperative in
September of 1984.
The real surprise in the photos is the
boat area, which clearly show a white
sandy beach, something we hope to
return to. After having lived here for
well over 40 years, I can attest to the
beach, as my wife and I spent many
summer days there.

on the property from the early days, we
would appreciate your sharing it with
