PRESIDENT’S REPORT:

As I write this, we are in the midst of our first week
of summer high temperatures and I hope that everybody
is enjoying the pool during these high heat days.
ANNUAL FINANCIAL MEETING:
The Annual Financial meeting of Le Havre Owners
Corporation took place on June 27 on the deck of
pool #2 and, fortunately, the weather conditions were
excellent for this meeting. I spoke about the upcoming
budget year and the overall financial condition of
the co-op. I touched upon the reasons for increasing
the elevator assessment. I also spoke about the reasons
for the maintenance increase of 2.96%, which
is mainly due to real estate tax and labor increases.
There was a question and answer period and I
believe most of the attendees were satisfied with my
explanations. There were approximately over one
hundred shareholders in attendance. Hopefully in the
future we can get a better turnout since this is your
co-op and every shareholder should be informed as
to the operations of it. For more detailed information,
please see the article about the meeting in this issue.
By the way, if you were unable to attend the meeting
but would like a copy of the handouts, please stop
by the Management Office or call the office at (718)
767-7400 and a copy will be dropped by your door.
FINANCIAL SUMMARY:
The 11 months ending May 31, 2019 (budgeted
versus actual) showed total revenues of $16,004,097
(91.33%) of the budgeted amount of $17,524,297
and total expenses of $15,147,463 (90.98%) of the
budgeted amount of $16,649,827 as reported by our
accountants. The negative variance is due to timing
differences of heating (winter months), seasonal
pool, maintenance expenses, payroll and payroll
related costs.
HALLWAY & LOBBY PROJECT:
The Hallway & Lobby upgrade project is nearing
completion. As I write this we are in the final
stages of this massive undertaking. The contractors
are working on painting the stairs in the stairwells,
proceeding with the replacement of the peepholes in
the apartment doors, doing the final coat of paint on
apartment doors and completing the installation of
the carpet base.
In some buildings temporary carpet base was
installed and this will be replaced in the near future
by the proper matching base. Everybody has welcomed
the upgrade work and the feedback so far
has been very positive.
As stated previously, the
completion of the project
will greatly enhance the
property and will increase
the value of your investment.
CEMENT WORK UNDER THE BUILDINGS:
The cement replacement work under Building #30
is progressing well and should be completed by the
middle of July. B#14 will be commenced immediately
thereafter and B#12 should be commenced by the
middle of August.
RAMP & STAIRWAY TO CLUBHOUSE:
The ramp and stairway to the club is in the process
of being manufactured at this time. We hope to have
this installed by early August if everything goes
as planned. The reason for the delay is that proper
measurements could not be taken until the cement
work on the corridor between the Management
Office and B#30 was replaced. Once the new cement
was in place, measurements were taken and the fabrication
process for the custom ramp and stairway
commenced.

THINKING OF
REFINANCING?
If you are planning on refinancing
or taking a home equity
loan, it is important that you
contact the Management Office
for a Refinancing Application.
You must meet the Corporation’s
requirements and get approval on
all home equity loans and mortgage
refinancing. Do not hold up
your closing, or lose your bank
commitment, because you did not
complete your paperwork.
THINKING OF
CHANGING YOUR STOCK
CERTIFICATE?
From time to time we have residents
inquiring about this option.
It is important that you speak with
your attorney and your accountant
before you make any
decision on this matter.
There are both legal
and financial considerations
that must be
addressed before you
make any changes.
Every case is individual
and unique. Only professionals
can advise you as to the
proper course of action.
HOW DO I GET A STAR
EXEMPTION?
All new shareholders should
apply for the STAR Exemption
if this is their primary residence.
The STAR and Enhanced STAR
applications are available on the
State website www.ny.gov or by
speaking with a representative at
(518) 457-2036. Don’t miss out
on this tax relief program simply
because you did not register.
I WANT TO RENOVATE
MY APARTMENT. WHAT
SHOULD I DO?
Completed Alteration
Agreements, with appropriate
licenses and insurance certificates,
must be submitted to
the Management Office and
approved prior to any work being
commenced. The Alteration
Agreement has been updated
recently, so make sure you
have the updated version.
IS APARTMENT
INSURANCE
IMPORTANT?
Yes! It is very important
that the Management
Office has a current copy
of your insurance on file. Fines
will be added to those accounts
not in compliance with this very
important rule.
SHOULD I SIGN UP FOR

MESSAGING SERVICE?
Absolutely. If you have not
already signed up for telephone
notifications, you may miss out
on important emergency notifications.
