PRESIDENT’S REPORT:

The last couple of months have been extremely
stressful for everyone and, as stated time and time
again, “we are all in this together” and trying to make
the best of a tenuous situation. As I walk the grounds
of Le Havre, I see that most people are following the
promulgations put in place by wearing masks and
practicing social distancing, which is all we can do to
curb the COVID-19 virus.
In light of the pandemic, I would like to commend

the staff of the Maintenance and Administrative
Departments for keeping Le Havre up and running
and safe for all its residents. Our General Manager,
Margaret Costello, and our Maintenance Supervisor,
Piotr Moscicki and their staff are making sure that
we are running a smooth and safe operation for all
residents.
We are looking forward to the easing of some restrictions
in the coming months. In light of the above, we
have taken the extra step of having the public areas
in all buildings sanitized, which includes the laundry
rooms, elevators, stairwells, hallways and lobbies. We
hope that this will add an additional peace of mind to
all residents.
Financial Summary: For the 9 months ending
March 31, 2020, Le Havre’s actual revenues were
approximately $13,577,000 or 75.5% of the budgeted
amount of approximately $17,975,000. Total expenses
were approximately $12,608,000 or 74.3% of the
budgeted amount of approximately $16,976,000, as
reported by our accountants. Although Le Havre was
still under budget by approximately 1%, our surplus
decreased from previous months due to increased winter
expenses, principally heating.
Elevators: As most of you are aware, we are in the
midst of doing the required NYC Safety Code mandate
which requires the installation of a Door Lock
Monitoring system on all elevators. Century Elevator
has been doing an excellent job, in that each elevator
is back in service in a little more than twenty-four
hours, therefore minimizing the inconvenience to our
residents. The job has been going extremely well and
most people do not even realize that there are mechanics
working in the building, as they practice safe work
practices.
Clubhouse Management:
URBN Playground has established
virtual classes for various
types of exercise and we believe
many people have signed on for these free classes. A
schedule has been posted in the buildings, but if you
have any questions on the classes or need a schedule,
feel free to contact Clubhouse Manager Olga Perez at
(718) 767-2277. I hope that many residents will take
advantage of these complimentary classes.
Amenities: As far as our amenities go, namely
tennis, the gym and swimming pools, the Board of
Directors is constantly monitoring the guidelines for
updates. Additionally, they are in regular discussions
with URBN Playground to see what parts of the
amenities may be able to resume in the future. At this
juncture, based on the current regulations in place, the
Board has not made any decisions as far as the opening
of the tennis courts, gym or swimming pools.
I hope that everyone stays healthy and safe during
