MANAGEMENT CORNER

Spring has finally arrived and with it
a new sense of energy and awakening
after the dreary winter months, even
though we were lucky to have had a
milder than usual winter season.
The tennis courts and pools will be
worked on in the upcoming weeks, the
landscapers will be on the property more
frequently and the cement work by the
Management building and under the
porticos will commence in the not-toodistant
Amanda Sipala and Susana
Mendez to our Management
office team, filling the positions
vacated by Christine
Romero and Diana Sholomova
who moved on to other employment. I
would also like to extend a welcome to
Ron Mendoza, our new Maintenance
Dispatcher.

PRESIDENT’S REPORT:

Now that we have winter and the
snow behind us, it is time to welcome
spring, which is the nicest time of the
year at Le Havre. The tennis courts will
be opening shortly and right around the
corner will be our pool season which,
as you know, commences on Memorial
Day.
Speaking of pools and tennis, I would
like to welcome URBN Playground,
the new management company for
our amenities. As you will see in this
newsletter, they take a proactive stance
on social events. Aside from the usual
management of the clubhouse, pools
and tennis courts, they aim to revitalize
the social and educational programs
which will be forthcoming.
Please be on the lookout for upcoming
events and, most importantly, we
ask that our club members participate
as much as possible as the more participation
we get, the more programs
we can present. I am sure most people
at Le Havre will be happy to see more
programs. Watch out for the Amenities
Package for the 2019/20 year for more
information.
Financial summary:
The 8 month’s ending February
28, 2019 (budgeted versus actual)
showed total revenues of $11,583,029
(66.10%) of the budgeted amount of
$17,524,297 and total expenses of
$11,034,921 (66.28%) of the budgeted
amount of $16,649,827 as reported by
our accountants. The positive variances
are due to lower costs of heating
and the time differences of real estate
taxes, maintenance, payroll and payroll
related costs.
Update on the Hallway & Lobby
Project:
The carpet and carpet base have
been laid through B#20. Most of the
lobby work has been
completed throughout
the property except for
the painting of the lobbies
from B#21 – B#32,
which will take place when
the weather gets warmer.
Peepholes are being installed and
doors are receiving their second coat
of paint. All the stairwells have been
painted with the exception of the steps,
which will be the last items to be painted.
We expect the entire project to be
completed at the latest by June.
Cement Work:
As part of our ongoing cement
replacement work in the portico areas,
which has been taking place over the
last few years, we will be continuing
the program this year and will also
be replacing (or repairing) the ramp
and stairs leading to the clubhouse
and the walkway leading to this area.
The ramp and stairways have deteriorated
over the years
and must be addressed
in a timely manner. In
addition to the work by
the clubhouse, we will
focus on replacing the
cement under three buildings/
portico areas.
Management Office:
As some of you may already know,
we have two new employees working
in the Management office. They are
Amanda Sipala and Susanna Mendez
and we welcome them on board. They
will be handling the various administrative
tasks in the office which were
handled by the previous employees. I
would also like to extend a welcome to
Ron Mendoza, our new Maintenance
dispatcher.
Once again, I would like to thank
everybody as always for their continued
support.

I would like to take this opportunity

Playground – who are coming to us
highly recommended and will have
taken over management of the clubhouse
amenities by the time that this
paper is circulated.
Additionally, I would like to welcome
Porter Yannal Khan retired on March 19 after 27 years of service
to Le Havre. The Board and Management thank him for his years
of dedicated work and wish him all the best in the future.
