Message from the Board President
Sometimes I hate when I’m right. I wrote last month
that I wasn’t confident the new building awnings
could be installed in time for the holidays, and we
learned in late November that the soonest they
could be done would run headlong into the Hanukkah
and Christmas holidays, after the lobbies
and entry doors were already decorated. Since it
seems foolish to have brand new awnings debut
at the onset of winter, we have delayed the installation
until spring. At least it’s something to look
forward to!
DOB update: The ongoing violation issue with the
DOB continues to plod along. Merritt Engineering
(the engineers on our balcony project) previously
met with the DOB (more than once) and those
meetings left some items unresolved. On November 30, members of the Board
met with Merritt to discuss next steps, and Merritt will be scheduling yet another
meeting with the DOB with the goal of obtaining a final official disposition.
Given the upcoming holidays, it’s unclear when this meeting will take
place, but we are hoping that it will be happening shortly. As always, stay tuned.
The plumbing work at the rear of the 01 building to repair drainage problems
had been planned to begin last month. The project was delayed a bit as we obtained
several bids for the work, and the selected vendor informed us that the
necessary permit would take a few weeks to obtain; this will put the work at
approximately the end of December. However, when the work can be done will
depend on whether the ground is too hard to be worked on, so we’ll just have to
let Mother Nature decide. The good news is that the repair of the dry wells in the
01/21 courtyard has been completed. It was done in-house by our staff, which
saved us several thousand dollars.
You may not be aware that the 21 Building has had a “Card Room” for many
years in the rear basement. To be honest, it was pretty scruffy, but Bill Newell
and his crew have spiffed it up significantly, adding new carpet tile, an a/c, a TV
and a small fridge. It’s a nifty annex to the Community Room, and it will come
in handy: As you know, the floor in the Community Room is very uneven and
many tiles are buckling. The plan is to tackle the problem in mid-January, at
which time the old flooring will be ripped out and made level. Carpet tile will be
installed instead of regular tile as one step towards helping improve the terrible
acoustics in the space. The room will have to be closed for a couple of weeks
when the work begins, and advance notices will go up to let everyone know
when the work is scheduled to start.
But before that happens, please mark your calendars for Sunday, January 8,
when the Board will host its annual New Year’s Brunch in the Community Room.
This is a get-together for the whole community, and it’s a really nice way for all
of us to mix and mingle on a chilly winter afternoon. I hope you can all drop by.
But wait! Before that happens, be sure to make a note of Friday, December 15,
for the Kids’ Holiday Party, coordinated by the QOL Committee. It was a big hit
last year and is sure to be again!
Finally, as we close 2017…on behalf of the Board, I’d like to thank our entire
Cryder Point staff for all of their hard work and dedication throughout the year.
Hats off to Bill Newell, Stacey Pankavich and all of our concierges and maintenance
staff who keep this place running every day. We’re extremely fortunate to
have such a great team, and we thank you one and all.

COMPACTOR ROOMS: Residents are advised
to adhere to the signage in the compactor
rooms and to keep the rooms neat. All
trash is to be placed in the chute, and paper/
cardboard and plastics/glass/metal are to be
put into their respective bins. A designated
bucket is in each room for batteries. Please
contact your concierge or Management if you
have any questions.
HOMEOWNER’S INSURANCE: All residents
are required to maintain homeowner’s
insurance and a copy of your
Declarations Page of your current insurance
must be on file with the Management Office.
Reminder letters have been issued and where
needed, second reminders have been issued.
APARTMENT RENOVATIONS: Shareholders
are required to contact Management prior
to initiating any renovations/improvements,
including but not limited to the installation
of split-system air conditioning, kitchen or
bathroom remodeling, installation of balcony
screens, etc. Please contact the Office
with any questions.
SHOPPING CARTS: Carts are provided in
lobbies as a convenience to transfer packages
to and from apartments. Residents are reminded
to return them to the lobby promptly
after use. Do not leave them in elevators or
hallways. If you need assistance, please contact
your concierge.
STORAGE IN GARAGES IS PROHIBITED:
Residents are not permitted to store personal
items in the garages. If you have items in the
garage, please remove them immediately.
Items not removed will be discarded. If you
need assistance, contact the Management
Office.
MANAGEMENT OFFICE SERVICES: To
protect your privacy and maximize Management
Office resources, no personal business
services (copying, faxing, printing, etc.) are
permitted in the Management Office. Only
Cryder Point business is to be handled. Thank
you for your cooperation.
APARTMENT PROBLEMS: If you have
a problem in your apartment such as heat,
plumbing, etc., please contact your Concierge.
He/she will notify the Office to provide
assistance as soon as possible.
EMERGENCY CONTACTS: All residents
have received a form to provide the Office
with updated contact information in the
event of an emergency. If you have not already
done so, please complete and return
the form as soon as possible.
DOG REGISTRATION: Register your dog!
Your dog must wear a CPOC issued medallion
anywhere on CPOC property. Dogs observed
without a medallion will be assumed
not to be registered and owners will be subject
to a $250 administrative charge. See Stacey
in the office to register.
DOG WALKING: House Rules expressly
prohibit walking dogs anywhere on the property
to relieve themselves; failure to comply
will result in a warning and/or $250 fine.
Please keep your dog on a short leash to prevent
them from wandering onto the grass of
CPOC property.
