Local Law 152
The big news this month is that
plumbers were onsite on October 1
to conduct mandatory gas testing as
required by New York City. By law,
they must call ConEd immediately
if they find any conditions that
could be dangerous.
There’s good news and not-sogood
news. The 01 and 41 Buildings
got a thumbs-up, but the 21
Building didn’t fare as well. Severely
damaged pipes were discovered in the
21 garage/basement. The plumber reported,
“This type of corrosion takes years
likely to happen and wouldn’t show its most
corrosion until later in those years.”
Cooking gas was shut off throughout the 21 building
but heat and hot water were not affected.
Repairs have begun with all stoves in the building
being capped off so the plumbers can proceed.
Pressure testing of the risers (the pipes that deliver
gas to the stoves) is underway.
This is a very lengthy process. At this time the
plumber is targeting to be done before the end of the
year. Part of the delay is because of inspections that
must be done by ConEd and the DOB.
Costs are not yet determined since we are early in
the project.
A Building Link email has been issued which includes
a photo of the pipes, the complete explanation
from the plumber as to the cause of the damage and
the list of all steps involved in this project.
We will update residents as we receive more information.

Compliance
We anticipate this project to begin by the end of
October. This is an inspection of all facades, including
balconies. A memo from Merritt Engineering will
be issued to all residents shortly detailing steps that
residents must take to clear their balconies
of any potential violations that
could result in the our failing the final
inspection by the DOB.

Approximately 3/4 of apartments
have registered with BuildingLink,
but not all have activated their accounts.
Those of you who have active
accounts are aware of the many updates
that are sent out from Management using this
tool, such as emergency repair notifications, etc. It’s
a lot faster and more efficient than using paper notices,
and everyone is urged to sign up. Please contact
Bridget Matus in the office if you have any questions
about how to get started.
