4 Message from the Board President We said a formal so long to summer with the annual Labor Day Barbeque, held poolside on September 6th. Check out the photos that capture a little bit of the event. The weather was terrific, but turnout was a bit lighter than expected, the theory being that the wall blocking our river view may have discouraged some folks from attending. Now that the season is over and the pool is closed, the wall is gone—but not the work on the seawall. Previously scheduled for completion in November, the timing has been revised for January, primarily due to the inclusion of work on the dock. The delay, while a bit frustrating, makes the most economical use of equipment and contractors who are already here. Moving on to fall and cooler weather, we can look to some healthier living. Enjoy the informative articles that we can all learn from about diet, exercise and being active (that is at least until Thanksgiving. Let’s be realistic!). Board of Directors RECAP Sea Wall: We have received a revised target for completion of January, 2016. This is primarily due to: The reconstruction of the dock being folded into the timeline for seawall completion. This is in order to maximize equipment and labor efficiencies while crew members are on site. After an extremely heavy storm late last month, with rain falling at a rate of approximately 2 inches per minute, it became evident that the addition of two water retention tanks is necessary to control the runoff and avoid excessive pooling in lower sections. Restoration of the area to green space will commence at that time. 01 Balconies : At this time the schedule calls for completion remains year-end. Any changes to this plan will be announced immediately. Pol: After further evaluation, pool resurfacing will not be conducted until April. Management is obtaining bids for this project. C R Y D E R P O I N T October Jill Davis Management Office Services : To protect your privacy and maximize Management Office resources, no personal business services (copying, faxing, printing, etc.) are permitted in the Management Office. Only Cryder Point business is to be handled. Thank you for your cooperation. Insurance Certificates : All residents are required to maintain homeowners’ insurance. Residents who have not submitted a current copy of their Declarations Page were recently sent a reminder to do so; please provide your copy as soon as possible. Apartment Renovations and Balcon y Enclosures : Shareholders are required to contact Management prior to initiating any renovations/improvements, including but not limited to the installation of split-system air conditioning, kitchen or bathroom remodeling, installation of balcony screens, etc. Please contact the Office with any questions. Playground: The playground remains closed until further notice. Apartment Problems: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. Emergency Contacts: All residents have received a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. There is a one-time $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property.
