The good news is that work has now reached our buildings, which means that the gas conversion will be finished soon. How soon? We don’t have that much information yet, but we will keep everyone informed as we receive more news. That about wraps it up for now. Jill Davis BOARD OF DIRECTORS RECAP September 2013 • Terrace Project: The co-op has run into some challenges regarding paint removal on the terrace walls. Paint removal was begun on the 41 Building, and those exposures are particularly windy, causing significant dust to the surrounding areas. (Because of the south-facing exposures of the front of the buildings, this problem was far less serious during that paint removal.) As a result, the co-op received an order from the DOB to stop the paint removal process, and the Board is now exploring alternatives. Please note: This does not affect the reconstruction of the terraces. Terrace reconstruction is proceeding as planned. Updates will be issued as we learn more information. M o m e n t u m continues on the terrace work. As many residents are aware, there was one particularly noisy Saturday recently, with demolition being done in an effort to keep on top of things. Although the intentions were good, the noise was pretty awful. Be assured that unless there is an urgent need to conduct loud work over a weekend, Saturdays (and Sundays and holidays, of course) will be quiet here at Cryder Point. Although we can control the work being done on CPOC property, we really don’t have much (make 4 cryder point courier | SEPTEMBER 2013 | WWW.QUEENSCOURIER.COM SEPTEMBER 2013 ANNOUNCEMENTS & REMINDERS: Apartment Problems: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. Insurance Certificates: All residents are required to maintain homeowners’ insurance. Please provide the Office with a copy of your Declarations Page of your homeowners’ policy. Emergency Contacts: All residents have received a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. There is a one-time $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property. IMPORTANT CONTACTS • Landscaping: Discussions regarding landscaping are continuing, and members of the Board and the Landscaping Committee met this month to walk the property and evaluate the most immediate need, which is the front of the buildings. The first building to be addressed will be the 41 Building, which is in the most serious need for refurbishing, and work is planned to be done on that in October. Long-term plans are also under discussion in order to be able to proceed quickly after the completion of the terrace project. • Con Ed Project: Con Ed has informed us that work for the gas line is progressing well and will be completed in October for the 2013-2014 heating season. • Waterproofing: We are pleased to let everyone know that garage waterproofing has been completed and that after some heavy rains, the basements remained dry. Next up is interior pointing of those storage units that have experienced chronic moisture problems; we anticipate that work to begin within the next month. BE “IN THE KNOW”...
