This includes owners supervising their dog at all times when on the owner’s terrace as well as common areas throughout the complex. And on behalf of the Board, I’d also like to thank Rich Hradak for his dedicated service on the Board over the past two years. Jill Davis On to business: These may be the sleepy (and hot!) days of summer, but things are moving along. The refinancing is also moving forward, with the necessary paperwork scheduled to be signed and executed before the end of August. A notice will go out to all residents when the new mortgage is official and the corresponding elimination of the current assessment and increase in maintenance goes into effect. As previously announced, we are hopeful that this will be effective in September; we will keep everyone posted. An update on the Terrace Project is reprinted in this issue, and thankfully work has been able to pick up again after delays due to the long heat wave we endured last month. Also reprinted in this issue is a brief update of Cryder Point House Rules (a complete document encompassing all house rules is forthcoming) as well as revised rules for the pool. Please remember that the intent of all rules is to improve the quality of life at Cryder Point for all residents, and we ask everyone’s cooperation in adhering to them. As always, if you have any questions regarding any of the rules, please contact the Management Office. That about wraps it up for now. Jill Davis • Young children are to be supervised by an adult at all times. • Children and their friends are not permitted to play or congregate in the elevators, halls, lobbies, and building entrances, especially y at night, as this can disturb fellow residents and visitors. • The public areas are not to be used for dog-walking for the purpose of elimination. In the event of an accident, pet waste is to be picked up and disposed of immediately by the owner or may be subject to a fine. • Items of garbage and refuse are to be disposed of neatly in the compactors rooms. • Public areas are to be kept free of items which may interfere with the normal flow of traffic and which may create obstructions in the event of an emergency. 4 cryder point courier | JULY/AUGUST 2013 | WWW.QUEENSCOURIER.COM AUGUST 2013 ANNOUNCEMENTS & REMINDERS: Apartment Problems: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. Insurance Certificates: All residents are required to maintain homeowners’ insurance. Please provide the Office with a copy of your Declarations Page of your homeowners’ policy. Emergency Contacts: All residents have received a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. There is a one-time $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property. IMPORTANT CONTACTS • Please be courteous when closing doors adjacent to hallways, including the compactor room, stairwell, and your apartment. • Sound from televisions and music carries through to neighboring apartments. Speakers are to be elevated off the floor and excessive volume is not permitted, especially after 10:00pm. Building Exterior • Anyone wishing to replace or modify their terrace door needs to contact the resident manager and receive approval prior to commencing the work. • Fire escapes cannot be obstructed by any item, including air conditioning units. These violations must be corrected at once. • As part of the terrace renovation, all paint will be removed from terrace bricks. To maintain the uniformity of the façade, terrace bricks are not to be repainted. The building exterior is property of Cryder Point and should not be altered in any way by the residents.
