C R Y D E R P O I N T Q&JUNE A 6 WITH BOARD FRESHMEN First-year board members reflect on the past year and look to the future of the co-op Name: Richard Greenbaum Position on Board: Member of the Board Board’s biggest accomplishment over the last year: Of course, what comes to mind immediately is the balcony project and the new mortgage, however there is another accomplishment, perhaps less obvious, but just as important. The current Board understands the crucial importance of careful planning. This is especially true in the area of long-term financial planning. The Board spent considerable time and effort on this and I believe it was a big accomplishment, and a successful one. Hope for the next year for the Board: Now the Board can turn its attention to several secondary issues. These include landscaping, quality of life issues, refurbishing the community room, evaluating solar panels to provide for common area electric use, stopping foundation leaks, refurbishing hot water lines, reconciling the storage bins, balcony screening, a physical fitness room, employee issues, a more efficient accounting system, community group activities, and a redoubled effort to engage shareholders in committees and special projects. Board’s biggest challenge: We are expending considerable funds on major capital projects. We have to ensure that our engineers and contractors are performing their work as planned and on schedule. Further, we have to plan and manage an ongoing inspection process of all completed balconies to ensure that there is no deterioration over time. 6 cryder point courier | JUNE 2013 | WWW.QUEENSCOURIER.COM Name: Kostas Sfeliniotis Position on Board: Director Board’s biggest accomplishment over the last year: In my opinion, the Board’s biggest accomplishment this year has been finding and securing a new mortgage. In the end, I believe, we got a great product that will ensure our financial viability, not just today, but for the future as well. Hope for the next year for the Board: What I look forward to the most out of the Board for next year is the upcoming projects of our property. The gas conversion will be completed by next heating season, yielding immediate savings for our cost of fuel. As soon as that is completed, we can move ahead with the landscaping, which has been very much anticipated. Also, our seawall/ parking lot repair is next on the list for capital improvement works to commence. Board’s biggest challenge: The biggest challenge that this Board, but also future Boards at Cryder Point face, is, in my opinion, the need for careful budgeting of our funds. Our new mortgage will put us in great financial shape, but we must be cautious as to how we handle our expenses from here on forward. Together I’m sure we’ll come up with plenty of ideas. Name: Clyde Eltzroth Position on Board: Member Board’s biggest accomplishment over the last year: The completion of the financing for the terrace project and new mortgage, as well as coming up with a long-term financial plan for Cryder Point. Hope for the next year for the Board: To continue our goals as laid out in the long-term financial plan and to help serve the requests of our shareholders. Board’s biggest challenge: To continue to work as one voice despite the differences of personality and opinion. Name: Louis F. Garcia Position on Board: member Board’s biggest accomplishment over the last year: Coming together as a group and working hard on the issues that were faced by the corporation. This has enabled us to accomplish refinancing and the recognition of the capital projects that must be done. Hope for the next year for the Board: The continuance of our Board’s diligence in managing our beautiful community. Board’s biggest challenge: Communicating to our diverse group of shareholders so they understand we’re doing the best we can as a board for the entire community. Name: Maria Palandra Position on Board: Board Secretary Board’s biggest accomplishment over the last year: The Board worked as a cohesive group from the start and focused its efforts on finding ways to reduce costs while maintaining a fair level of services. Hope for the next year for the Board: I look forward to be part of a Board that continues to work constructively to ensure the progress of the capital projects planned and initiated this year and to monitor the careful use of our financial resources. Board’s biggest challenge: The biggest challenge for this or any Board, in my opinion, is establishing and preserving fiscal integrity through high levels of efficiency, prudent spending, and novel money generating ideas, while protecting and enhancing the property and ensuring increased comfort to all residents.
