Local Law 152 Update
As has been announced, conversion
to electric cooking in the 21 Building
is underway.
For those who may not be
aware, the building contains six
unique apartment layouts and
the electrician (York) is beginning
by taking one apartment of
each layout as an initial “test” to
determine the ease or complexity
of the work involved in each floor
plan. Large apartments, for example,
may have the electrical panel
some distance away from the kitchen,
while others may have it on the opposite
side of the kitchen wall; doing one of each layout
will allow him to develop a good estimate
of how long each line will take. He began this
phase on Thursday, February 3, and the main
work is slated to begin Monday, February 14
(dates are subject to change as needed). The
electrician will be followed in each apartment
by the contractor who will be doing basic repairs.
Residents in the 21 Building will receive a
schedule and be notified in advance as to when
the electrician and contractor need access to the
apartment.
For those who are still shopping for a new
electric range, be assured you can order from
any retailer you wish. The contact at the Bayside
PC Richard location was referred to us
by the electrician and other options have
been posted on Building Link. Or, you may
choose to go elsewhere. The only requirement
is that all ranges must have no more
than a 40 amp capacity. In addition, whatever
retailer is used must provide proper insurance
to the management office prior to
delivery. Please contact Stacey Pankavich if
you have any questions.
In the meantime, all conversions in the laundry
rooms of the three buildings have been
completed. The new equipment has been delayed
(thank you, supply chain disruptions).
The 21 Building will receive the new washers
and dryers first with installation now scheduled
to begin February 16. At press time, the
01 and 41 Building delivery is to be
determined. Updates will be issued
as new information is received. We
thank everyone for their patience
throughout this process.
Local Law 11 Inspections
The engineer and the inspector
will be returning to Cryder
Point mid-February for a final
walkthrough, after which they
will submit the formal filing to
the DOB. Please be reminded that
that the restrictions on balcony
items remain in effect until further
notice. Violation may result in an immediate
fine. Please contact Management
with any questions.

com. If you would like to email the board
directly regarding a building or property issue,
please be sure to also include Bill and/or Stacey.
Building/property issues are forwarded to them,
so including them in your initial email will help
with a faster response.
BuildingLink Reminder: Access Your Account!
We’ve discovered that some people have
BuildingLink accounts but don’t access them.
You’re missing out on timely information! Those
of you who have active accounts are aware of the
many updates that are sent out from Management
using this tool, such as emergency repair
notifications, etc. It’s a lot faster and more efficient
than using paper notices, and everyone is
urged to sign up. Please contact the office if you
have any questions.
