What’s Been Going On Dear Residents, I’m pleased to report that momentum is picking up again on the terrace project after immediate and residual delays caused by Sandy. Bids have been received and opened by the Board, and our engineer is preparing his report and contractor bid comparison. The Board will be holding a special meeting for a full review and contractor selection. We know that everyone is anxious for an update, and a date for a shareholders’ meeting will be set as soon as possible. As you’ll see in this month’s Board Recap, we are beginning to address the issue of storage throughout the complex. All residents have received a letter advising them to report their unit number to the office; it is important that everyone comply in order to maximize availability for everyone. Please contact the Management Office if you have any questions. In case you missed the news, Puxatawny Phil did not see his shadow on Groundhog’s Day, which is supposed to predict an early spring. I don’t know about you, but I don’t want to rely on Puxatawny for my weather predictions (even the human weathermen get it wrong most of the time). With that in mind, I urge everyone to read the special notice on Heating in this issue. It restates CPOC’s heating policy which was distributed to all residents at the beginning of the heating season and provides some helpful tips on how to maximize the heat in your apartment. Please read it closely! Finally, we held our annual New Year’s Brunch last month, and as always it was a lovely event; check out the photos in this issue. The Quality of Life Committee is working toward hosting more community events when the weather gets warmer (so let’s hope Puxatawny turns out to be right!). That about wraps it up for now. Please read about the Heating Policy in this issue for more details. Insurance Certifi cates: All residents are required to maintain homeowners’ insurance. Please provide the Offi ce with a copy of your Declarations Page of your homeowners’ policy. Emergency Contacts: All residents have received a form to provide the Offi ce with updated contact information in the event of an emergency. Please complete and return the form as soon as possible. Storage Units: Please register your storage unit as soon as possible. Contact the Management Offi ce with any questions. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fi ne. See Stacey in the offi ce to register. There is a one-time $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fi ne.
