The Bruckner upzone is the
community hot topic. A recent
City Planning Hearing indicates
the proposed upzone will affect
every low-density community in
Bronx Community Board 10. The
following is Spencer Estate Civic
Association’s response to the contentious
Bruckner upzone.
Messrs. Cruz, Russo, and
Esteemed Members of Bronx
Community Board 10:
The upzone along the Bruckner
Boulevard corridor is not a
what you see is what you get scenario.
City Planning Text Review
Certification dialogue indicates
a much broader picture lurks in
the shadows. The City Planning
implication of contextual zoning
changes from lower density
R-3 and R-4 to higher density R-5
in Low Density Growth Management
Areas will exacerbate the
trend of over-development found
in nearby neighborhoods. This
change in zoning status or designation
will forever eliminate
the highly sought, long fought
for Low Density Growth Management
Area and place every lowdensity
community on the endangered
species list.
An overlooked variable: As of
right development in conjunction
with unwarranted R-5 higher
density zoning context will forever
shred the fabric of suburban
life within city environments.
Upzone and as of right development
is a dangerous duo. Their
TNT like wallops eliminates environmental
diversity including
low-density lifestyle; placing major
threats on all outlier communities
including Spencer Estate,
Country Club and beyond. As a
community we implore Bronx
Community Board 10 and CD 13
City Councilmember Marjorie
Velázquez to officially oppose
this egregious action. We beseech
Councilmember Velázquez to
proactively assemble in council
support necessary to invoke the
longstanding tradition of councilmember
deference. The fates
of many low-density communities
hang in the balance. Their
long-term survival is likely to
extend past the recommendations
of CB10 and Borough President
Gibson; be dependent on our
councilmember and her 50 colleagues.
The future of our community
could depend on the actions
and political network of our
CD13 Councilmember Marjorie
Velázquez. Community Board 10
as an advisory body please take
all necessary steps, use every tool
in the toolbox, to ensure our Low-
Density Growth Management
Areas remain unsullied and intact.
Please accept our heartfelt

and Low Density Growth Management
Area.

12 p.m. Please join the family
and friends of Mike Prince to celebrate
this well-deserved honor.
Mike, a long-time Spencer Estate
business and homeowner, was a
friend and community stalwart.
His humble kindness and humanitarian
ways were deeply appreciated
and are sorely missed. Our
neighborhood was a better place
because of Michael Prince. Now,
he will always be remembered.

Knights of Columbus building,
low density zoning threats, and
various quality of life topics.

has traditionally exhibited a “We

Alma Bank hires John C. Tsunis as executive vice president within its Private Banking Group
Alma Bank is pleased to announce
the appointment of John C. Tsunis as executive
vice president within its Private
Banking Group.
Tsunis comes to Alma Bank with more
than 28 years of banking and real estate
experience, including 12 years at Gold
Coast Bank, headquartered in Islandia,
New York, where he served as CEO since
2014.
In his new role, Tsunis will work
closely with the bank’s Retail Banking and
Lending Departments to expand customer
relationships on Long Island. In support
of this new focus, Alma Bank recently
established an office in Melville (Suffolk
County), where Tsunis will be based. The
Bank is also in the midst of establishing
an additional office in Port Washington
(Nassau County).
Tsunis has a long history of community
and philanthropic work, including:
chair of Long Island Museums; chair of
the Three Village Chamber of Commerce;
board member for the Suffolk County
Make a Wish Foundation; founding president
of the Long Island Greek-American
Chamber of Commerce; member of the
board of directors of Long Island Charities;
and founding chair of the board of
directors of Stony Brook University Children’s
Hospital Advancement Council.
Tsunis received his Bachelors of Science
from NYU Stern School of Business in
Banking & Finance and his Doctor of Law
from Syracuse University College of Law.
State Assemblyman Michael Benedetto,
in conjunction with Project Renewal, will
be sponsoring a free Mobile Mammography
Screening Van on Saturday, May 7 in
front of 3602 E. Tremont Ave., from 9 a.m.
to 4 p.m.
All insurance plans accepted. Co-payments
and deductibles are waived. This
program is for women 40 years of age and
older who have not had a mammogram in
the past year.
The service is free for uninsured
women 40 and older, and is being funded
by Cancer Services Program of the Bronx.
An appointment is necessary, so call
