Report fi nds that Manhattan renters have
access to the most basketball hoops

While researching
apartments with access
to fi tness amenities,
RentCafe found that
NYC apartments have the
most access to basketball
courts in the country.
According to RentCafe’s
collected data from Yardi
Matrix, as many as 91% of
newly-built apartments in the
U.S. are fi tness-friendly. The
term “fi tness-friendly” means
a community with at least
one fi tness amenity on site.
Manhattan falls in sixth
place for the top 20 cities,
with most apartments with
access to sports amenities.
There are about 185,000
communities on the island
that have access to at least
one fi tness amenity. However,
the most common amenity
among New Yorkers is a
basketball court.

followed by Brooklyn at second.
Around 48,000 units
have access in Manhattan
with 42,000 in Brooklyn.
It is no surprise that basketball
courts prove to be a
popular amenity. NYC has
been named the basketball
capital of the world for many
years by several people. Additionally,
the sport’s mecca
is none other than Madison
Square Garden. Local basketball
legends include Kareem
Abdul-Jabbar and Connie
Hawkins. Clearly, New
York City has a rich history
in the sport.
Basketball is a sport that
can easily be played anywhere.
One reason why the
sport is popular is due to its
accessibility. In a cramped
city like New York, basketball
seems to be the perfect
sport for those who live here.
All you need is at least one

hoop and a ball.
New York City is also home
to a large number of parks.
Within those parks, there are
about 1,800 basketball courts
across the boroughs. Additionally,
recreational centers
around the city include
indoor basketball courts.
Amid a looming pandemic,
much of daily life happens in
the comfort of one’s home.
Because of this, easy access
to fi tness facilities is increasingly
more important than
ever. Many gyms and fi tness
centers operate at a reduced
capacity, so new apartment
communities offer some type
of fi tness amenity to provide
an alternative option to going
to the gym.

New Yorkers see
infl ated rents for
two-bedroom apts.

National rent hits alltime
high in 2022,
with New York
City leading the way with
two-bedroom rent up
nearly 30 percent, according
to Zumper’s National
Rent Report.
Why is rent in the U.S.
dramatically increased this
year? The answer: infl ation.
Infl ation has reached
its highest level since the
early 1980s. In January of
2022, the annual infl ation
rate accelerated to 7.5 percent,
according to the U.S.
Bureau of Labor Statistics.
Only one year ago, the infl
ation rate remained at 1.7
percent. However, its impact
on costs varies from
market to market.
In January, the consumer
price index for something as
simple as bacon rose by an
average of 19 percent. Similarly,
the annual U.S. gasoline
infl ation rate increased
by 49.6 percent in 2021.
While paying about four dollars
per gallon is no happy
matter, rising fuel prices
are not expected to affect
New York City residents to
a large degree.
Zumper believes that looking
at rental data provides
insight into where infl ation
is occurring the most.
Zumper is an online source
used by millions of renters
to fi nd houses, rooms,
condos or apartments for
rent. Their research found
that a third of the inputs
into the CPI are related to
housing costs. Zumper’s National
Rent Report showed
a 12 percent year-over-year
increase in the median
one-bedroom rent.
In New York, the yearover
year increase in the median
one-bedroom rent went
up 26 percent, while the
two-bedroom rent increased
29.40 percent.
The pandemic caused
many New Yorkers to move

rental market to drop signifi -
cantly. Exactly two years ago,
the empty business districts
were an unexpected sight.
However, New York was able
to rebound. Leasing has skyrocketed
across the fi ve boroughs
as more people return
to the city.
In response to apartment
vacancies during the pandemic,
landlords offered
deals to tenants, with some
offering as much as three
months of free rent. As
New York slowly reopens,
the median one-bedroom
rent rose by 19.6 percent in
2021. Low rent prices must
have been benefi cial to many
new residents. However,
rent percentage increases
cause fi nancial issues in
lease renewal.
According to Zumper’s
rental data, out of New
York’s three main boroughs,
Manhattan, Brooklyn and
Queens, Manhattan suffered
the largest drop. In 2022, the
rental price for a one-bedroom
at $3,100, New York is
back to being one of America’s
most expensive cities.
