I hope that all residents enjoyed their
Labor Day holiday weekend. I cannot
believe the summer is almost over and
I hope that those who attended the pools
had an enjoyable season.
GYM:
As everyone is aware, Le Havre is
strictly abiding by the NYS and NYC
guidelines and requiring all gym users
to be vaccinated. We are following the
restrictions carefully so that everyone
attending the gym can have a safe environment.
There will be no exceptions
made and proof of vaccination must be
made available to the clubhouse staff.
FINANCE:
The one month ending July 31st, 2021
(budgeted versus actual) showed total
revenues of $1,879,847 (9.76%) of the
budgeted amount of $19,259,970 and
total expenses of $1,863,893 (9.68%)
of the budgeted amount of $19,259,970
as reported by our accountants. The
positive variance is due to the overall
seasonality of expenses.
Your Board is working hard for
you at all times and always
in a professional manner.
Listed hereunder are some
of their recent accomplishments
and future
improvement projects:
COMPLETED
PROJECTS:
• Completion of the CCTV cameras
throughout the development.
• Conversion of the existing intercom
system to video intercom systems with
Wifi capabilities.
• Ongoing project of replacing the
cement work under the buildings.
Twenty-eight buildings will be completed
by the fall, which will leave 4
buildings remaining to be completed
next year.
• Opening of the newly renovated playground
by B27 with a full set of swings
which all the children love.
• Continuation of the ongoing waterproofing
repair project to ensure that
all facades are safe and properly maintained.
FUTURE PROJECTS:
• Commencement of Local Law 11
inspections as required by the City of
New York, to be implemented in 2021,
2022 and 2023.
• Implementing a program to start
repairing and painting the facades and
terraces with a special waterproof application.
As you can see, your board has been
at the forefront of managing Le Havre
to ensure that all shareholders have an
excellent quality of life and see their
investments appreciate in value. The
Board of Directors is made up of a
diversity of professionals who take pride
in keeping Le Havre financially sound
and running as a well-maintained development.
This makes Le Havre one of the
most desirable communities in Northeast
Queens.
We, as the board, take very seriously
the fact that Le Havre Owners Corp.
is a $20 million concern. We have a
strong business sense in dealing with all
aspects of running a cooperative and
maintaining an extremely healthy
reserve fund. The present board
members are extremely dedicated
and spend many hours
working diligently for the
betterment of this property.
Also be aware that our Annual
Meeting has been scheduled for Monday,
November 1, 2021, at 7:30PM. The
meeting will take place virtually on the
“Go to Webinar” site.
The Board of Directors and I would
like to thank all residents for their continued
support. You can rest assured we
will always put the safety and wellbeing
of our residents first, while we continue
to make improvements and increase the
value of your investment now and in the
near future.
