CENSUS: TIME IS
RUNNING OUT!
Completing the US Census is important!
It determines how billions of dollars of federal
money is distributed to each state—
think of fire departments, health clinics and
schools, not to mention roads and highways.
The Census also determines how many
Congressional seats each state is entitled to.
September 30, 2020, is the last day to
self-respond. You can do so online, by phone
or by mail. It’s confidential, very easy and
takes only a few minutes to do.

I hope all residents have enjoyed
the Labor Day holiday amidst our
COVID -19 rules of masks and
safe distancing. I cannot believe
the summer is almost over and I
hope that those who attended the
pool had an enjoyable season.
Gym
As everyone is aware by now,
we successfully opened our clubhouse
gym on September 2. As
per NYS and NYC guidelines, we
are following the restrictions so
that everyone attending the gym
can have a safe environment. We
have upgraded the HVAC filtering
system with HEPA filters and UV
lighting to ensure safe utilization
of the gym facilities.
I want to reiterate that masks
must be worn at all times for those
using gym equipment. There will
be no exceptions.
Finance
The one month ending July
31, 2020 (budgeted versus actual)
showed total revenues of
$1,507,723 (7.9%) of the budgeted
amount of $19,168,137
and total expenses of $1,583,561
(8.3%) of the budgeted amount
of $19,168,137 as reported by our
accountants. The negative variances
were due to higher repairs and
maintenance and electric charges.
Your Board has been working
extremely hard for you at all times,
always in a professional manner.
Listed hereunder are some of
their recent accomplishments and
future improvement projects:
• Planning / implementation of
new CCTV cameras in strategic
areas.
• Working to enhance our security
force.
• Upgrading the intercoms to
video intercom systems with Wifi
capabilities.
• Commencing a project to
remediate all sidewalks on the
property, interior and exterior.
• Ongoing project to replace the
cement work under the buildings
(23 will be completed by the fall).
• Establishing a functioning
landscape committee to further
enhance the beautification of the
grounds.
• A committee has been formed
to finalize the refurbishing of the
playground by B#27.
• The implementation of a
waterproofing repair project to
ensure that all facades are safe
and properly maintained.
• Installation of an air purification
system for the clubhouse
and gym.
As you can see, your board has
been at the forefront of managing
Le Havre to ensure that all shareholders
have an excellent quality
of life and see their investment
appreciate in value. The Board of
Directors is made up of a diversity
of professionals who take pride
in keeping Le Havre financially
sound and running as a well-maintained
development. This makes
Le Havre one of the most desirable
communities in Northeast
Queens.
We, as the board, take very
seriously the fact that Le Havre
Owners Corp. is a $20 million
concern. We have a strong business
sense in dealing with all
aspects of running a cooperative
and maintaining an extremely
healthy reserve fund. The present
board members are extremely
dedicated and spend many hours
working diligently for the betterment
of this property.
Also be aware that our Annual
Meeting has been scheduled for
Wednesday, October 21, 2020 at
7:30PM. The meeting will take
place virtually on the “Go to
Meeting Webinar” site. The official
notice of meeting will be distributed
early in September.
