PRESIDENT’S REPORT:

As I write this, we are halfway through the summer
and we hope to have many weeks of nice weather yet
to come. I hope everybody is enjoying the pool and
the amenities that Le Havre has to offer.
FINANCIAL:
The 12 months ending June 30, 2018 (budgeted
versus actual) showed total revenues of $17,249,156
(101.88%) of the budgeted amount of $16,930,059
and total expenses of $15,822,460 (97.79%) of the
budgeted amount of $16,180,513 as reported by our
accountants. The positive variances were due to higher
unit sales, unexpected patronage dividend, savings
in utilities and real estate taxes.
NEW ELEVATOR CODE MANDATES:
The first of the new elevator regulations requires
a “door-lock monitoring” system which must be
installed by January 1, 2020. A door-lock monitor is
an electronic device that prevents an elevator from
moving if the doors are not closed properly. The second
regulation requires that a secondary emergency
brake be in place by January 1, 2027. Older elevators,
such as the ones we have at Le Havre, will not be able
to accommodate such an upgrade so complete modernization
of the elevators will be needed by 2027.
Le Havre Attorney Geoffrey Mazel held meetings
recently with Council Member Paul Vallone and
Council Member Barry Grodenchik, respectively,
to ask for their help in postponing the 2020 elevator
regulation, thus giving co-ops time to budget and
plan for the 2027 requirement. These meetings were
attended by Le Havre Board members and Property
Manager, as well as Board Members from Cryder
Point. Council Member Grodenchik’s representatives
stated that they will aim to set up a further meeting
in Manhattan and hope to have many co-ops represented.

stock is now available and installation should
be underway by the time you read this article. The
mailbox installation program will have been completed
by the time this paper is published, with all
32 buildings having had their mailboxes replaced.
The feedback overall has been extremely positive.
New lobby mirrors have been ordered but, due to the
fact that they are a custom size, the manufacturer
of these mirrors is expected to take
approximately 3 months to deliver same.
Rest assured every building will have a
mirror in place by the time the project
is completed.
CEMENT REPLACEMENT:
The cement replacement work
under Building #28 has been finished
and the contractors are now
working on B#24. B#18 should be
commenced by mid to late August and
that will complete the cement replacement
program for this year. We hope
in future years to be able to do
the cement replacement work
on 3–4 buildings each year
depending on the budget.

have to spend over $600,000 by 2020 to
comply with same. Then when the 2027
mandate has to be complied with, we
will have to redo the whole elevator system,
thereby making the 2020 correction
HALLWAY & LOBBY PROJECT:
The hallway and lobby upgrades are
progressing nicely. As I write this, the
contractors have been working
on B#1 – 16. There
are different segments of
work going on in the various
buildings such as
painting, wallpapering,
lobby tile replacement

Le Havre Porter,
Raul Romero,
Retires
Le Havre Porter, Raul Romero, retired this past June
after 33 years of dedicated service to the co-op. He was
the regular Porter for Buildings #12 & #16. Property
Manager Margaret Costello said, “We’re sad to see Raul
leave us. He was an excellent employee, a team player
at all times, and was well-respected by all his peers.”
Raul has relocated to Florida to join his family. He plans
to travel a lot and enjoy life. We thank Raul for his service
to the co-op and wish him a wonderful retirement!
